PART II. - GENERAL CONSTRUCTION INSTRUCTIONS

1. The General Contractor shall be responsible for coordinating work effort with all trades involved, i.e. electrician, telecommunications technician, etc..

2. The General Contractor shall perform and prosecute all work in a professional workmanship-like manner with all due diligence and expertise of the trade; acknowledge that time is of the essence with respect to all work performed under this contract.

3. The General Contractor shall perform all work with respect of the applicable Federal, State and Local governing codes and Americans with Disabilities Act (ADA) Guidelines.

4. The General Contractor shall be responsible for limiting access of all non-construction personnel to the work area and shall be responsible for taking all the necessary precautions, i.e. utilizing safety markers, etc., to ensure the safety of and to prevent exposing employees to any hazards that may be posed by the demolition efforts.

6. The General Contractor shall be responsible for protecting adjacent areas from damage and debris caused by the work under this contract.

7. The General Contractor shall;

Remove existing partitions where shown dotted on the demolition plan and dispose of these materials off site, being sure to take all necessary precautions to preserve existing wall partitions, doors and door frames, molding glazing extrusions and tempered glass panels to be reused for "new" construction.

B Be responsible for removing and disposing of all debris generated by the demolition activities on a daily basis.

8. The General Contractor shall perform all cutting and patching in a neat manner. Any existing finishes disturbed or damaged during the course of the demolition shall be repaired to match the existing in kind and finish.

9. All work being performed on this space is subject to the observation of the architects or property managers approved representative; any work found not to be in compliance with the construction documents or not within good construction standards, will be corrected at the Contractor's expense.

10. At the completion of work daily, all contractors will be responsible for removing all dust, dirt and debris generated by the demolition efforts, leaving the space in a clean, neat manner and readied for the next phase of construction or for normal business.

12. Smoke, fire, and sprinkler detectors if covered during construction shall be uncovered and in good working order at the end of every work day.

13. The contractor shall coordinate with Building engineering for all fire sprinkler drain downs and fire life safety zones that need to be shut down. At end of every work day the contractor shall coordinate with

1. The use of these documents is restricted to the original site for which they were prepared. Reuse or reproduction of the documents (in whole or in part) for any other purpose is prohibited. Title to the original documents remain with the Architect. Visual contact with the documents is Prima Facie evidence of the acceptance of these restrictions.

2. The A.I.A. 201 General Conditions - current edition shall apply to the project. A copy of the conditions is available at the office of the Architect

3. Drawings and any additional specification and addenda for the project shall be considered as equal parts; with all contents of each, considered at the contents of all.

4. The General Contractor is to guarantee all work including work by his subcontractors for a period of one (1) year commencing with the date of total completion (final punch list) of the work.

5. Dimensions to existing conditions are based upon the best available information and shall be verified by the contractor prior to proceeding with the work. All discrepancies or conflicts between the drawings and actual field conditions shall be brought to the attention of the Architect or landlords representative immediately and prior to proceeding with the work.

6. No changes are to be made to these drawings or to the construction described herein without prior notification or written approval from the Architect. Failure to do so may result in non payment for any and all unauthorized work, whether in progress and/or completed and any work required to correct unauthorized changes.

7. The General Contractor is to notify and gain approval from the building landlord for any work that is to be performed at night.

8. The General Contractor will be responsible for coordinating work efforts with all trades involved, i.e.

electricians, telecommunications technicians, carpet installers, etc..

9. The General Contractor shall perform and prosecute all work in a professional workmanship-like manner with all due diligence and expertise of the trade; acknowledge that time is of the essence with respect to all work performed under this contract.

10. The Contractor shall be responsible for obtaining all required Building Permits and maintaining these on site as required by local ordinances.

11. All work is to be performed in accordance with the most recent versions of ANSI NEC, ASHRAE, SMACNA, codes may take precedence where applicable.

12. All dimensions reflected on the plans are from finished face to finished face of partitions, unless noted otherwise.

13. All new gypsum wallboard partitions are to be constructed to the underside of the finished ceiling unless otherwise indicated. Refer to the typical wall section in the drawings.

14. All new partitions are to be aligned with existing building core construction, i.e. at columns, window mullions, etc,.

"except" where indicated on the plan.

15. All penetrations through fire rated walls are to be sealed or fire dampers provided to maintain appropriate fire rating, as required by code.

16. All new doors are to be undercut to 1/2" above measured from top of carpet pile.

17. The General Contractor shall provide and install fire extinguishers as needed. Distance of travel not to exceed 75 feet. Provide 5lb. ABC extinguishers.

18. The General Contractor shall provide and install ADA lever hardware as required by ADA including entrances and exits.

19. The General Contractor shall be responsible to field verify the condition of existing sprinkler heads whether they are being altered or not. Any sprinkler heads that are missing caps must be replaced with Building standard.

20. The General Contractor shall be responsible for limiting access of all non-construction personnel to the work area and shall be responsible for taking all the necessary precautions, i.e. utilizing safety markers, etc., to ensure the safety of and to prevent exposing employees to any hazards that may be posed by the demolition efforts.

21. The General Contractor shall be responsible for protecting adjacent areas from damage and debris caused by work under this contract.

PART I. - DEMOLITION INSTRUCTIONS

INSTRUCTIONS FOR CONSTRUCTION DOCUMENTS

22. The General Contractor shall field verify the dimensions of all casework prior to fabrication of this work.

23. The General Contractor shall be required to collect and dispose of refuse off site as generated by the construction on a daily basis. The job site is required to be neat and orderly on a daily basis.

24. The General Contractor shall:

A. Furnish all new items on the drawings unless specifically noted otherwise, and labor necessary to ensure a complete installation of all work of these drawings.

B. Perform all cutting and patching in a neat manner. Any existing finishes disturbed or damaged by the contractor during the entire course of the work shall be repaired to match existing in kind and finish.

C. Be responsible for cleaning all interior surfaces, entire glass and frame surfaces, floor surfaces, prior to the final observation of the space by the tenant. All trash, construction debris, surplus materials, tools, etc., shall be removed by the contractor prior to final cleaning and final inspection.

E. Be responsible for controlling access and for restricting and containing dust, noise and debris generated from the construction.

F. Understand that all work is subject to the observation of the Architect and inspection of the authorized landlord representative. 25. The contractor shall submit shop drawings for approval to the Architect for all millwork items, ornamental metal fabrication and custom design items as identified on the drawings prior to fabrication. Shop drawing submittals shall be comprised of (1) one reproducible sepia copy and (2) two prints of each drawing required to illustrate the intended method of fabrication.

26. The contractor shall submit to the Architect or Landlord’s representative for approval, three (3) 4" X 6” sample of each material, product or finish identified on the drawings or as requested by the Architect.

A. All drywall is to be taped, 3 coats spackle and sanded prior to installation of finished materials. All corners and edges are to have metal beads, bedded and sanded for finish. All work is to conform to U.S. Gypsum standard specs or equal, visible joints will not be acceptable.

B. Drywall areas above the ceiling line may only be fire taped if accepted by local code.

A. All dimensional lumber is to be "Non-Combustible" fire retardant.

B. The Contractor shall be responsible for all blocking, framing, scribe strips and filler panels as required.

A. No exterior painting or interior finishing shall be done under conditions which jeopardize the quality or appearance of the painting or finishing.

B. The Contractor is to confirm suitability of all walls to receive paint and wall coverings in a proper manner. The General Contractor is to contact the architect, in writing, if any walls are not acceptable to receive specified finishes. After acceptance of the surfaces, by application of the first coat of paint, the contractor is to assume responsibility for and rectify any unsatisfactory finish results. If, after treatment, the completed finish (or any portion thereof) blisters, checks, peels or otherwise shows indication of dampness or other irregular condition of surface, the painting contractor shall, at his own expense, remove the applied treatment and refinish the part affected to the satisfaction of the project coordinator (the painting contractor should determine dryness of all moisture - holding materials by use of a reliable electronic moisture meter.)

C. All surfaces are to be primed per manufacturer's recommendations.

D. All material and workmanship shall produce a proper installation of uniform quality of approved color without overlapping or streaks.

E. All painted surfaces are to receive a primer and two coats of latex base paint. Each coat of paint shall be applied at the proper consistency and brushed evenly, free of brush marks, sags, runs, with no evidence of poor workmanship. Color between coats of paint shall differ (color variations between coats should be enough to distinguish color change, but not enough to impair hiding). Care shall be exercised to avoid lapping of paint of glass or hardware. Paint to be sharply cut to lines. Finished paint surfaces to be free from defects or blemishes.

F. Painting contractor is to fill and touch up all nail holes in any wood trim.

G. Protective covers or drop cloths shall be use to protect floors, fixtures and equipment. Care shall be exercised to prevent paint from being spattered onto surfaces which are not to be painted. Surfaces from which such paint cannot be satisfactorily removed, shall be painted or repainted, as required to produce a finish satisfactory to the Architect.

H. The painting Sub Contractor shall store all painting materials and equipment, not in immediate use, in a room or rooms assigned for that purpose. Receiving and opening of all painting materials and mixing shall be done in such assigned room(s). All necessary precautions shall be taken to prevent fire. Rags, waste soiled with paint shall be removed from the premises at the end of each day's work or stored in metal container with metal covers.

A. All wall covering shall be supplied by the General Contractor . The General Contractor will install wall coverings.

B. Wall coverings are to be installed per manufacturer's recommendations.

C. All walls are to be properly sized prior to installation.

D. Wall covering surfaces are to be clean of all adhesive residue. All excess adhesive is to be removed with commercial cleaner compatible with the wall covering.

E. All extra wall covering rolls are to remain at the job site.

F. Wrap wall covering at least 6 inches beyond outside corners and at least 3 inches at inside corners.

G. Wall coverings are to be installed with straight cut edges, pattern matched, lap wall covering around corners under adjacent edge molding wherever possible.

A. Straight vinyl base applications at designated carpet finish areas. Applications to be 4" to match existing adjacent material and color.

B. All vinyl base is to be installed in accordance with the manufacturer's specifications. All surfaces are to be turned over to the Owner in clean condition and without mastic smears or seepage. All base joints and corners are to be tight and true without gaps.

A. The General Contractor is to provide properly prepared floor surfaces without holes, cracks and bumps for glue down carpet installation. All edge conditions are to be "floated up" as required to provide a smooth level transition.

B. The General Contractor is responsible for the proper preparation of the floor following the removal of existing floor covering to ensure that plastersizemigration does not occur.

C. Carpet is to be purchased and installed by the General Contractor.

D. Broadloom carpet is to be installed using the manufacturer's recommendations.

Refer to Drawings for floor finish locations.

E. All carpet seams are to be tightly butted without gaps or overlapping, making sure that plenty of glue is applied at the seams. Carpet edges are to be even and flush with the walls.

A. Provide records that will verify his training and experience in carpet installation. This should include a list of previous work that is similar in scope. Names of people to contact for references should also be included. A minimum of five years experience is required.

B. Provide evidence that the work shall be performed by skilled installers and that the number of installers assigned to the job site will be adequate to complete the installation.

C. Physically recheck all measurements provided in the specification. After completing the inspection and measurements, the installer may make suggestions regarding another carpet width or type of installation that may eliminate unnecessary seams and yardage. This recommendation should be submitted to the Architect for approval.

A complete seaming diagram should also be submitted for approval prior to ordering carpet. No request for extra carpet will be considered when measurement or takeoffs errors have been made by the installation contractor.

D. Inspect all for acceptable installation conditions. After inspection, the installer should submit a written report on any conditions that would prevent the proper installation of the carpet. Once the carpet has been installed, it shall be understood that the installer assumes responsibility for any unacceptable condition in the subfloor.

CARPET INSTALLER SHALL:

E. Install all carpet as recommended by the manufacturer's installation manual. Carpet shall be installed wall to wall, using continuous lengths and in as broad widths as possible. Cut edges shall be trued and appropriately treated to form non-travelling joints where exposed.

F. The General Contractor and carpet installer shall be fully responsible for the condition of the carpet until it has been finally approved. Upon completion of the project the installation shall be inspected by the authorized architect and installer. All dirt and carpet scraps must be removed from the surface of the carpet. All soiled spots or excessive adhesive on the carpet shall be removed with the proper spot remover. All pieces of loose face yarn must be removed with sharp scissors. The entire surface should be vacuumed with a heavy duty machine.

G. The installation contractor shall guarantee in writing to relay or restretch the carpet, repair seams, joints and edges one time each if required after the original installation is completed. The guarantee shall be in effect for one year after the final approval of the installation. The Owner shall provide the contractor with a two week notice regarding the needed repairs.

H. The Contractor shall be responsible for repair of any damage to wall surfaces, doors or woodwork.

A. All millwork is to be assembled in the field, scribed and joined accurately.

B. Fastenings are to be concealed and joints inconspicuous.

C. Millwork contractor shall make all joints in a permanent manner maintaining a uniform flush tight connection using a combination of screws, dowels and glue.

D. Where blind fastening is impossible and nails are required, millwork contractor shall drill holes uniformly, set and putty heads. Blind nail if possible.

E. All cut ends of millwork are to be field finished to match prefinished faces.

A. Refer to the Mechanical / Electrical drawings and specifications. The General Contractor shall be responsible for having the HVAC system balanced to maintain appropriate comfort levels in all occupiable areas. Certification management.

A. All punch list items to be completed within ten (10) working days of receipt by the General Contractor or his designated representative. All work not completed within the allocated time , or other such time frame as agreed to by both parties, will be completed by the Owner at the General Contractors expense.

B. At the completion of work, all contractors will be responsible for removing all trash, construction debris, surplus materials, tools, etc., from the site and the space is to be left in a clean, neat manner for final inspection.

C. All glass is to be cleaned of protective pads, mastic and markings.

D. All electrical panels and breakers are to be properly marked.

E. Upon completion of the project but before final punch list and inspector sign off the contractor is to provide a copy of sign off sheet.

F. The contractor shall supply MSDS sheets to the building management for all materials and products used in the project.

36. Final "as-built" drawings shall be required at the completion of the work and presented to the Architect or Landlord’s Representative. Neatly marked up record prints showing any field conditions or change orders incorporated into the work. The following areas shall be part of the final "as built" record set.

A. ARCHITECTURAL - All walls, doors, notes and dimensions or any adjustments reflecting field conditions and/or change orders.

B. ELECTRICAL - All outlets, switches, panels, light fixtures and riser diagrams shall be located with appropriate panel and circuit numbers. In addition, amount of spare capacity and panel size(s) to be indicated.

C. MECHANICAL/HVAC - All supply and return diffusers, fire dampers and thermostats shall be located with thermostats indicating the device(s) they control. All new ductwork to be located and dimensioned, diffusers to denote air quantities. Fan coil or other similar units to be verified with locations and sizes noted.

1. Refer to the electrical drawings in the plan set. Contact the Architect if there is any question regarding the placement of outlets, jacks or other equipment. (Equipment, jacks and data/voice wiring are provided and installed by the tenant unless otherwise noted.)

2. All work performed on this space is to be in compliance with the "Federal, State and Local governing codes.

3. Wiring contractor will be responsible for labeling both ends of all 4-pair cabling installed.

4. All contractors are required to perform work in a professional workmanship like manner, to collect all debris generated by their work and to leave the space in a clean, neat manner at the completion of their job.

5. If ductwork does not exist within the existing concrete floor slab, the contractor shall be responsible for arranging and obtaining X-Ray tests of the slab and gaining approval from the building landlord to proceed in areas requiring coring of the slab for electrical and voice/data access points.

6. Wiring contractor will be responsible for pulling out all existing voice/data cabling that will be deactivated and abandoned as per the new floor plans. Prior to demo of existing wiring, G.C. and wiring contractor to verify with building management and tenant if existing wiring is to remain.

7. All wall mounted telephone jacks, electrical and data outlets shall be mounted at 18" A.F.F. unless otherwise noted on the drawings. Report any discrepancies to the Architect immediately for clarification.

8. All light switches shall be mounted at 42" A.F.F. unless noted otherwise on the drawings.

9. Ground fault circuit interrupts must be utilized on any outlet within six (6) feet of sink.

10. The contractor shall relocate existing and provide new electrical outlets, light fixtures and switches as contractor shop drawings illustrating the new electrical riser diagram, circuitry and panel schedules prior to proceeding with the work, only if such work differs from the electrical drawings and specifications indicated on the plans.

11. The data and voice wiring, networking, jacks and all equipment and accessories related to tenant communications is to provided by tenant’s communications contractor. Coordination of existing communication wiring to be the responsibility of tenant’s contractor.

11. All demolition work shall be performed before or after normal business hours. (Monday thru Friday 7:00 am - 6:00 pm.) Any deviation from this time schedule shall be approved in writing from the Building Management.
