About this file

This document contains notes from a pre-bid meeting for the Vernon Station Renovation project. The Bureau of Land Management is seeking to renovate two bunkhouses located at the Vernon Station to minimize interference with the upcoming fire season, with work to occur between October and March. Renovations will include replacing kitchen cabinets and countertops, installing laminate flooring in designated areas, replacing standard and blackout blinds, installing 1" x 6" MDF baseboard trim, repainting walls and ceilings, replacing all light switches and outlets with USB charger slots in specified rooms, and replacing bathroom fixtures and plumbing hardware. Bidders were provided with a geotechnical report, plumbing and window schedules from original construction drawings, and notified that utilities including power and water would be provided onsite where contractors could stay in campers during the project duration.

A: They need to be replaced.

Q: Will the kitchen countertops be replaced?

A: They need to be replaced with solid surface, see specifications.

Q: Where does the laminate flooring need to be installed?

A: It will need to go through the kitchen, living area, pantry, and laundry room, ending at the transition point between the living area and the bedroom area.

Q: What kind of blinds do you want installed?

A: Standard blinds are fine for all blind replacement, except for the bedrooms. Blinds in the bedrooms will need to be pull-down, blackout blinds, see specifications.

A: baseboard will be 1” x 6” MDF board and will be installed anywhere new flooring is installed.

See drawings A-101 Room Finish

Q: When the plans refer to a living area, what are they referencing?

A: This includes the main living room, the closets in the main living room, and the hallway right before the bunk room area.

Q: Does painting in the building include the ceiling?

A: Yes, paint the ceiling and match the texture. Painting will also include patching cracks and holes in the walls and ceiling.

Q: What work needs to be done on the light switches?

A: All switches and outlets will need to be replaced. One outlet in each room needs to have USB charger slots , except for the main living room which will contain two (2). Use common sense for where to place them in the rooms. See specifications

Q: What needs to be replaced in the bathrooms?

A: New fixtures and plumbing hardware need to be replaced in the two (2) bathrooms. Existing doorknobs, towel racks, and toilet paper holders don’t need to be replaced. The bathroom cabinets can also be left alone. See plans and specifications

Q: What needs to get done with the flagpole out front?

A: It just needs to be straightened and restabilized, but may be cheaper to replace.

Q: Can we get a geotech report for the property?

A: Yes, see the attached geotech report for reference.

Q: What is the timeline for this project?

A: To minimize interference with the fire season, work will occur between approximately October and March. We will need to stay relatively strict to this timeline. The exact dates are included in the bid packet.

Q: How close is the nearest town?

A: The closest town of notable size is Tooele. It’s about 33 miles away.

Q: Can we stay on site (camp overnight) for the duration of the project? What utilities will be provided?

A: You may stay on site, at one of the camper hookups. Power and water are the only utilities that would be provided.

Q: Will the building be occupied during the renovation?

A: There may be a minor presence of BLM employees on site, but there will be no permanent occupation there.

Q: Can we get a copy of the plumbing specifications and window schedule for the site?

A: Pictures of the original construction drawings showing window and plumbing schedules are attached for you to use to determine sizes and locations.

Q: Do we need to use the exact materials/fixtures listed in the plan?

A: We listed those things for examples that we have in mind, but a suitable equivalent would be acceptable.
