About this file

This is a Questions and Answers (Q&A) document for a federal construction solicitation issued by the United States Department of the Interior for NIFC 300 - Suites 222 & 227 Renovation (Solicitation 140L0626B0001).

The project involves renovation of two office suites, with a period of performance of 365 calendar days after notice to proceed, with anticipated on-site work starting in Spring 2027. Key project requirements include reopening restrooms within 30 working days from the initial close date, and if Bid Option 1 (basement level abatement) is accepted, work cannot commence until a new Breakroom 224 is complete and accepted by the Government. The project contains multiple renovation scopes including HVAC, plumbing, fire suppression, electrical, flooring, roofing penetrations for skylights, window sill replacement, and access control systems. Specific materials are identified in the drawing schedule, including Kährs UpoFloor Quartz Tile for flooring, Crossville Shades tile finishes, and Versico Roofing Systems for roof warranty maintenance. The contractor is responsible for demolition of existing office furnishings and carpet recycling per Specification Section 017419, utility connections for new furniture, and coordination with the Contracting Officer's Representative for demolition activities in occupied spaces. No local permitting is required, asbestos and lead are not anticipated, and fire sprinkler inspections by the State of Idaho are required. The Site Visit Attendee Sign-In Sheet will be published with Amendment 01, and contractors may submit supplemental information for small business subcontractor reporting if required space exceeds Attachment 6. Additional clarifications regarding pricing for specific divisions, card reader specifications, and demolition cost breakdowns by discipline are addressed in referenced amendment documents.
