Is mold expected? If mold is visible and/or discovered, how should we proceed?
The SOW was developed with the expectation that mold is not present. This is based on brief visual inspections performed by other contractors, comments from mold remediation specialists, and BLM's experience. The thought is that the Red Rock environment is dry enough that mold will not be present.
If mold is found it would be considered a changed condition and would have to be dealt with through a contract modification.
3 SOW 7.5 P
The SOW suggests that we avoid removing and replacing line sets. We do not think that the current line sets are compatible with new equipment, however we will check. If they cannot be used, should new line sets be included in the price?
No. New line sets should not be considered in the price.
4 SOW 7.5
Existing HVAC Units have a switch at each location, please explain the purpose of this switch? Do they need to be removed and those areas patched and painted?
The switch is for FCU power. These will not be removed.
5 SOW
7.8 Office
Ceiling
This room is filled with paperwork, most of which is covered in feces. Will these items need to be cleaned and turned over?
BLM will remove these items prior to contractor commencing work.

There are areas with furniture, will furniture be moved by BLM prior to the start of construction?
Refer to SOW Ex 6:
Area 1 - BLM will remove loose leaf files, bookcases, and conference table prior to Contractor commencing work.
Area 6 - work in this area includes replacement of FCU's, thermostats and crawl space rodent remediation. Area
10 is a sesond story "mezzanine", BLM will remove book cases as needed to allow Contractor to gain access to the ceiling area. The existing electronics - servers, routers, transmitters must remain in place. Area 6 - Remaining cubical walls and desks can be moved as needed by contractor to gain as needed access to FCU's, thermostats and crawl space entry locations. Furniture and bookcases in all other areas are expected to be moved as needed to gain access to FCU's and thermostats, etc.
7 SOW 7.10 a
Clean Adjacent Buildings - Please expound on this epectation. Is this construction debris that may have blown in that area or "dust"? How do we determine if dust is from construction or from something else?
Please advise.
If any construction material or debris orignating from the contractors operations i.e., sawdust, paint, wrapping, wood, piles of demolition material, general trash - food, wrappings, bottles, etc is blown to other areas, that material shall be removed by the Contractor.
8 SOW 7.1
Is there a maintence requirement for the Rodent
Company? For example, once the intial extraction and cleanup is performed will they be required to check the site for X amount of days/months, or does BLM have a pest company that will immediately perform this work perhaps per a maintence IDIQ?
BLM has an existing pest control contract for all facilities at Red Rock excluding the Adminitration Bldg. Once the contractor has completed all tasks related to this solicitation, BLM will add the building to the existing pest control contract. It will be the contractors responsbility to remove rodents, feces and urine from the Admin building during the period of performance.
For instance if the Contractors rodent control specialist clears/cleans the Administration fo rodents, feces, and urine in accordance with the approved work plan before all other contract work has been completed, it will be the Contractors responsibility to maintain a rodent, feces, urine free building unitl all the contracted work has been completed.
