About this file

This is a Scope of Work document for a roof replacement project at Mesa Community College District (MCCCD) Building 50, located at 1833 W. Southern Ave., Mesa, Arizona 85202. The project encompasses removal and replacement of multiple roof sections with a new multi-ply SBS (styrene-butadiene-styrene) modified bituminous roofing system. The work includes tear-off of existing R-Mer-Lite roof systems down to substrate, installation of 1.5 inches of polyisocyanurate insulation with tapered crickets, 5/8-inch fibered gypsum cover board, two-ply self-adhered SBS base sheets, one-ply self-adhered granulated cap sheet, and acrylic coating application to achieve minimum 39 mils dry film thickness. The project is divided into multiple roof sections: Sections 1 and 10 involve full replacement with new insulation and membrane systems; Section 2 includes replacement of gutters and downspouts with new 5"x5" K-Style 24-gauge Kynar units; and Sections 3-5, 8, and 9 consist of cleaning, repair, and restoration work on existing granulated roof systems. Additional work includes raising penetrations and curbs to minimum 8 inches above finished roof surface, replacing roof vents with new 12"x12" box vents, installing safety walk grip pads, replacing conduit and condensate wood blocking with pre-manufactured pipe supports, and sealing all penetrations and wall expansion joints with appropriate sealants and coatings.

The roofing system must comply with FM Global (FMG) Class 1 fire/windstorm classification and meet specific wind uplift resistance requirements ranging from 39.40 to 108.20 pounds per square foot depending on zone location. The roofing contractor must be a licensed contractor with minimum 10 years experience in Arizona, and all personnel must complete a minimum four-hour manufacturer accreditation program prior to project commencement and carry photo identification certifying completion. Acceptable roofing system manufacturers include Polyglass with specific product assemblies (RoofNav Assembly 547589-547139-0) or equal products meeting FMG RoofNav specifications. The contractor is responsible for daily work reporting detailing completed work and weather conditions, core sample repairs at no additional cost, ensuring watertight conditions at end of each workday, and maintaining debris-free staging areas. The roofing system carries a 30-year manufacturer warranty and a 5-year contractor warranty complying with Arizona Registrar of Contractors requirements. Quality assurance includes manufacturer inspections a minimum once per week, independent third-party consultant inspections a minimum twice weekly with RRO certification from IIBEC, random sampling of coating application during and after installation, and final roof inspection by manufacturer technical personnel prior to project completion. All test areas and deficiency corrections must be completed by the contractor at no additional cost to the owner.
