TINY HOME PROCUREMENT

PART 1 - GENERAL

1.1 SUMMARY

A. This item shall consist of the supply and delivery of housing unit “Tiny home”.

1. Base Bid Item (1 unit) – Payette NF

a. Housing unit, min 220 sq ft., max 240 sq ft. delivered to 500 N Mission St.

McCall, ID 83638

2. Optional Bid Item (1 unit) – Boise NF

a. Housing unit, min 220 sq ft., max 240 sq ft. delivered to 304 Warm Lake Hwy. Cascade, ID 83611

B. The units shall be designed, constructed, and installed in accordance with the Codes reference in paragraph 1.3, below.

1.2 DELIVERABLES

A. Tiny Home Unit

B. Unit final plans including floor plans for trailer and connections and electrical layout

C. Manufacturer’s product data (Owner’s Manuals)

D. Manuals for all installed appliances and specific materials

1.3 REFERENCE SPECIFICATIONS

A. The publications listed below form a part of this specification to the extent referenced.

The publications are referred to in the text by the basic designation only.

PART 2 - SALIENT CHARACTERISTICS

2.1 HOUSING UNITS CONSTRUCTION LAYOUT AND FEATURES

A. Housing Unit Summary:

1. 8’6” foot wide and with min of 9’ tall.

2. Between 220-240 sq ft. w/ possible loft spaces.

3. Operational kitchen with refrigerator, stove, electric fan/vent, microwave and sink.

4. Sleeping area on main floor with room for a full-size bed.

5. Operational bathroom with toilet, sink, and shower.

6. Constructed for 4 seasons, heating and AC (min 15 SEER mini-split unit).

7. Include connections for sewer (3-inch), electric tie-in [50 amp RV ped] (with appropriate circuit breakers), and water supply (1/2 or 3/4-inch).

8. Accessible steps to entrance with handrail

9. Appropriate (D-ring) tie-downs for weather and vinyl skirting with insulation to be installed on the housing unit.

10. The government will be responsible for all utility connections.

11. Minimum one (1) year complete warranty, and additional warranties to industry standard on HVAC, appliances and other materials.

B. Rodent Proofing

1. All precautions should be taken during construction so that the units will remain rodent proof during their life span.

C. Interior Materials

1. Inside walls at a minimum ½” gypsum board (water resistant gyp-board in wet areas) taped, textured and painted. Wood may be used as a substitute.

2. Interior walls must be constructed to allow for, and support moving the unit from location to location as required with minimal damage.

3. Wood patterned vinyl adhesive strip flooring at a minimum. Vinyl 1-piece RV floating flooring also acceptable.

D. Exterior Materials

1. The exterior shall be made of wood, fiber cement, aluminum, steel and/or recycled polymer/fiberglass.

2. Insulated exterior door

3. The roofing system shall consist of a standing seam metal construction.

E. Finish Quality

1. The exterior should have suitable windows (min 2-pane) and egresses of a typical RV Tiny Home.

2. Interiors shall have adequate lighting and features found in a typical RV Tiny Home.

F. Meet ANSI A119.5 & NEC Standards

G. Be secured to a trailer that is adequate for the weight of the tiny house, its furnishings and occupants. The trailer must meet Department of Transportation (DOT) guidelines of the state in which it is registered. The frame must be securely fastened to the trailer as specified below in the framing guidelines. Trailer to be bumper pull type.

H. Use quality materials.

1. New structural components (steel, lumber, plywood/OSB, ties, and fasteners) should meet the applicable codes.

2. Fasteners must be corrosion resistant at structural tie-points and where the house attaches to the trailer frame or foundation. This is done so that a future water leak, or the actions of chemicals in treated lumber, do not damage structurally important fasteners. The two most common types of corrosion-resistant fasteners are 1) hot-dip galvanized nails and screws, and 2) coated exterior screws.

3. For engineered straps, hurricane clips, tension ties, joist hangers, and header hangers, use the fasteners recommended by the manufacturer. Only use the nails and screws designed for the engineered system. "Tico" nails (10d 1.5-inch) are the most common. SD series screws can be used for anchoring straps and tie-downs.

4. For the interior "envelope" (enclosed space) of the house, materials (plastics, glues, insulation, paints, and finishes) must be labeled by the manufacturer as safe for interior use or known to be chemically safe for interior use.

I. Framing

1. Welded Steel frames: Steel frames must be secured to the trailer by welding to the trailer frame.

2. Frame walls with graded 2x4 lumber and either 16d hot-galvanized ring shank nails or structural screws (extra strong, thin, sharp screws that meet stringent engineering standards. Made by GRK, Spax and FastenMaster), maximum 24" on center (recommended: 16" on center ).

3. Double top plates are recommended.

4. Sheath walls with minimum 3/8" CDX plywood or OSB (1/2" recommended), fastened with ring shank nails or structural screws, 6" on-center along the edges of the panel, and 12" on-center elsewhere. Use of adhesive on the fastener locations is recommended.

5. Sheath roof with minimum 1/2" CDX plywood or OSB (5/8" recommended), fastened with ring shank nails or structural screws, 6" on-center along the edges of the panel, and 12" on-center elsewhere.

6. Use adhesive on all sheathing.

7. Tie the walls to the foundation/trailer frame with one of these methods:

a. hurricane tie-down brackets and minimum 3/8" galvanized bolts.

b. a threaded rod welded to trailer frame to bolt through bottom plate, then hurricane roof ties to tie studs, plates, and roof trusses.

c. another method that is detailed in the plans and that has been reviewed and approved by a structural engineer.

8. For floor joists, 2x4 lumber is acceptable; 2x8 can provide greater R value.

9. When building on a trailer frame, the steel frame and crossmembers may be your floor frame and structure. You may place the subfloor directly on trailer frame, fastening every 12" with #12 coated or galvanized self- tapping metal screws. If your trailer does not have sufficient crossmembers, you may build a separate floor structure (a box floor) and bolt it to the trailer rails.

10. SIPs: If Structured Insulated Panels (SIPs) are used, they must be installed according to the manufacturer's guidelines, and secured to the trailer in a similar manner as a wood frame.

11. Windows & other exterior glass must be tempered.

12. Roofs: Minimum roof slope of 2/12 (measured in rise over 12" run) must meet roofing material requirements. Roof must slope away from main door.
