Questions and Answers

1. Regarding the slope on the roof. 0.25”/12”. Assuming that came from the original drawings, Contractor was wondering if that is his responsibility to meet that slope or that’s what the deck is at and we just go with existing. Laying insulation over the existing deck should still maintain the 0.25”/12”. An issue we see is the penthouse roofs. Can visibly see the roof on the penthouse on Pod 1 has slope to it so good there. The penthouses on Pods 2&3 are flat. No slope whatsoever. What to do there?

A. Original roof dwg (3-3) calls for a ¼” slope per foot on Penthouse 1 but no slope is shown on Penthouse roofs 2 or 3. Contractor to install sloped insulation so that Penthouse roofs 2 and 3 also have that slope.

1. Penthouse gutters are in poor condition. Looking up under the fascia can see water on the lumber underneath the fascia. Also noted several small holes and cracks in the soldered seams. Should penthouse gutters be replaced?

A. Yes, gutters to be replaced.

1. Reuse gravel ballast. While on the roof we noted some broken gravel with sharp edges and points that could and would cause damage to the membrane over time. Contractors had a couple suggestions. Replace the gravel with rounded river rock; or install some sort of barrier/protective fabric/liner over the membrane to buy the membrane some time before the sharp pieces wore thru. Neither contractor said what that material might be.

A. See Spec Section 075323. Existing gravel does not meet spec, and should therefore not be re-used. Specs amended to state new gravel to be used.

1. Also regarding the gravel ballast. Question about stockpiling the gravel on the roof. Do half a Pod roof at a time and just stockpile the gravel on one half while they worked on the other.

A. Spec 075323, 3.2B2 states that all existing ballast material must be completely removed from the roof before any new work can start, and that no ballast material can be stored on the roof during the project.

1. Perimeter gravel stop: With the gravel stop that’s currently in place or replacing with one of similar design, water cannot run off the roof and pools behind the stop. Both contractors said the membrane is not designed to be under standing water, especially where it will be glued down as it will be around the perimeter. Both contractors suggested a drain bar of sorts. Suggested either a drain bar or install scuppers spaced around the perimeter. Also suggested gutter around the perimeter as even with scuppers or the drain bar, water will still run down the fascia and over time cause it to rot.

A. Will review after award of contract. May need to modify award.

1. May or may not be able to get 75 mil reinforced membrane with 25 year warranty. Was told 60 mil non-reinforced is the industry standard and is available. Or 90 mil non-reinforced. Firestone can make/produce the 75 mil reinforced EPDM, but it is not stocked and no idea how long it might take to get.

A. The Johns Manville distributor that handles Nebraska and South Dakota stated there is no problem whatsoever in getting the product specified, in the timeline needed, and the quantity needed.
