Coweeta Janitorial Services Contract

1. What is the name of current contractor?

Answer: Carman James O.

2. What is the value of current contract?

Answer: The total (base + 4 option years) obligated contract amount is $48,271.79 for services from 04/01/2018 to 02/28/2023.

3. Has the scope of changed from current contract?

Answer: Scope of work hasn’t changed from current contract

4. How much stripping and waxing is required and how much carpet etc.

Answer: Please refer PWS sections 3.1.3, 3.3.1, 3.3.2 in all areas where carpets and floors are addressed.

5. Can you identify the square footage of floor space for "twice yearly Clean, Strip, Wax and buff all tile and laminate floors has required by their specific commercial floor type" and the square footage of floor space for "deep clean/shampoo all rugs and carpeted walking areas using the specific commercial cleaning requirement."?

Answer: Following information is approximate, and vendors should have been able to better assess during one of the 2 scheduled site visits.

5.1 Conference Center/Main Office Building (7,092 gross square footage – GSF) all carpeted except for 1 kitchen (ceramic tile) ~ 12’x12’ and 2 bathrooms (ceramic tiled) ~ 12’ x 16’ – Men’s 2 urinals, 2 stalls;

Women’s 3 stalls; both bathrooms with a long vanity, mirror and 3 sinks in each.

5.2 Ecology Building (2,145 GSF) 6 carpeted offices ranging from 12x15’ to ~ 15’x15’. Vinyl laminate: 2 hallways ~ 4’ x 25’; 2 vinyl laminate bathrooms ~ 6’ x 6’; one foyer vinyl laminate ~ 12’ x 20’ Vinyl breezeway ~ 8x12.

5.3 Data Processing Building/Hydrology Building (4,300 GSF) 3 carpeted offices ranging from 12x15’ to ~ 15’x15’. Carpeted breezeway ~ 8x12. Three vinyl tile offices ranging from ~ 12’x 12’ to 15’x15’. Basement (same approximate square footage) is all vinyl. Stairwell to basement – 2 flights, one landing.

5.4 Analytical Lab Building (4,000 GSF) All vinyl.

6. In addition, can you identify approximately how many interior and exterior windows for the yearly task of ridding them of debris, dust, streaks, and smudges?

Answer: Following information is approximate, and vendors should have been able to better assess during one of the 2 scheduled site visits.

The Hydro and Ecology building windows are ~ 4’ x 6.5’. There are 13 windows located in the Eco building, as wells as 14 windows in the Hydro building and 5 glass doors between both buildings (3-eco; 2-Hydo). The main office has more windows and exterior glass door space ~ 80% of exterior wall space are windows and glass doors that are ~ 8’ in height. The building is ~125’x40’. Nine interior glass doors and 1 interior window ~4’x5’. Analytical lab has much less window space - 2 glass interior doors; nine 3’x3’ windows; Two 5’x6’ windows.

7. In the Combined Synopsis Solicitation (paragraph 5) there is a requirement for at least 50 percent of the labor cost incurred for contract performance will be expended on direct employees of the prime contractor. If a vendor is a SDVOSB, and utilizes a Similarly Situated Entity (13 CFR § 125.1) as a subcontractor, will this requirement be met?

Answer: The solicitation/contract term requiring 50% of the labor cost to be incurred by prime contractor employees is separate from the requirements of FAR clause 52.219-14. In order to be compliant with requirements of this solicitation/contract, at least 50% of labor costs must be incurred by the prime contractor. Subcontracting more than 50% to a similar situated small business entity would not be allowable.
