About this file
This document is a Questions and Answers document dated November 6, 2025, providing clarifications for a furnace replacement project. Key details include requirements for furnace room modifications, venting specifications, and installation guidelines. Contractors are instructed that furnace room walls can be disassembled for unit replacement, with walls reconstructed to original condition. Venting requirements specify sizing based on applicable codes and manufacturer instructions, with contractors having flexibility in vent type while ensuring proper exterior ventilation.
Additional clarifications cover electrical connections (cord and plug connection is acceptable), condensate drain reuse, and equipment installation. Contractors are allowed to provide alternate manufacturer equipment quotes if they meet specified sizing and attributes. The project involves replacing an existing furnace, with specific instructions on room ventilation, propane system considerations, and installation requirements. The Contracting Officer's Representative (COR) must approve certain modifications, and contractors must follow manufacturer installation guidelines throughout the project.

Questions – Answers – November 6, 2025
Q1. Clarification on furnace room closet requirements?
A1. The furnace room walls immediately adjacent to the furnace may be disassembled to remove existing unit and place new unit. The walls must be reconstructed back to original condition. If contractor used a different door or hardware, original door and hardware must be returned to the district.
Q2. Replacement of vents and pipes clarification?
A2. Distribution system ducting is not to be replaced. Venting required to be replaced includes the utility closet room venting and furnace venting. Furnace Room Venting:
Sizing to be the maximum or greater of (1) applicable code, (2) manufacturer installation instructions, or (1) 1 square inch of open area per 2,000 BTU/h of input rating for outside air.
Type of vent is at the recommendation of the contractor, so long as the selected vent is of adequate size and intended for exterior ventilation and in accordance with the drawings Note 4 on Sheet D-02. The intent of this vent is to correct improper room ventilation, non-specific to the installation of the replacement furnace. Furnace Venting: Typical installation for concentric termination vent kit through roof shown on sheet D-01. Venting must meet manufacturer recommendations or be approved by the COR. Any other venting/piping to be replaced is specifically called out in drawings or specifications or is required to meet manufacturer installation instructions.
Q3. Attic Access?
A3. Attic access is located in the hallway.
Q4. Quotes with alternate manufacturer/equipment?
A4. Quotes will be considered if the equipment meets the equipment sizing and attributes specified; alternate approved manufacturers are located in the specifications. Bidders may provide alternates within quotes if they are unsure if the preferred alternate meets requirements. Alternate sizing will be considered but contractor should provide justification for why a different size is better as well as include any other modifications required to accommodate alternate size if required. Bidders must be approved to perform work on the equipment they are proposing without negating manufacturer warranty.
Q5. Should the concrete slab outside be removed?
A5. The existing slab may be reused if it is the appropriate size or removed and replaced.
Q6. How to demo old copper lines coming out of floor?
A6. Contractor to determine demolition methods, according to applicable code.
Q7. Should a fresh air filter be added?
A7. The new furnace should be installed and started up in accordance with manufacturer requirements.
Q8. Note 4 on Drawing D-02 calls for a new combustion air vent to be added “12” from top of room” but does not specify duct size, grille type, or termination detail. Please confirm the required dimensions, duct routing, and termination type for the combustion air vent (e.g., passive grille, louvered wall cap, etc.)?
A8.:
a. Furnace Room Venting: Sizing to be the maximum or greater of (1) applicable code,
(2) manufacturer installation instructions, or (1) 1 square inch of open area per 2,000 BTU/h of input rating for outside air. Type of vent is at the recommendation of the contractor, so long as the selected vent is of adequate size and intended for exterior ventilation and in accordance with the drawings Note 4 on Sheet D-02. The intent of this vent is to correct improper room ventilation, non-specific to the installation of the replacement furnace.
b. Furnace Venting: Typical installation for concentric termination vent kit through roof shown on sheet D-01. Venting must meet manufacturer recommendations or be approved by the COR.
Q9. Spec Section 231116; Drawing D-02 notes that the "Propane tank is not included and will be supplied and installed by others.” Please clarify who will coordinate regulator installation and final tie-in?
A9. This note is an inclusion from a past project. The propane tank is already onsite and tied into the building and used by existing HVAC system. Any modifications to the propane system as a direct result of installing replacement unit are the responsibility of the contractor and require COR approval.
Q10. The existing furnace plugs into a standard wall outlet. Please confirm whether the new furnace must be hardwired on a dedicated 15A circuit, or if a cord-and-plug connection is acceptable.
A10. Cord and plug connection is acceptable.
Q11. The existing condensate drain terminates to a floor drain, but plans/specs do not confirm routing requirements. Please confirm if the existing drain point is acceptable for reuse, or if a new condensate drain and air gap termination point is required.
A11. Existing drain port is acceptable for reuse.
