SITE VISIT Q&A SHEET

QUESTION ANSWER

Can the work be completed during the winter months?

Yes, we don’t have any desire to delay the start of this project. Some things will have to be completed prior to hard freeze, but we see no issues with working throughout the winter

Is there a bid bond?

Required Amendment to follow

Are there going to be people living in the houses while the work is completed?

The Bunkhouse will be empty during construction (current tenants moving out next month sometime).

Dwelling units (both units) will have tenants living upstairs. Basements will be empty of tenants

Where can we put our staging area?

On the south end of the property between the fence and the road next to the power pole. There is limited room on the north end of the property. Can discuss other locations if needed.

Is the funding secured? Are we planning to have awarded by end of fiscal year?

Yes, funding is secured, and we are also planning to have awarded by the end of the fiscal year.

Do we have to replaster all the walls in the Bunkhouse?

Pg 9 Note 10- No, any wall space that does not receive any damage during demo will not have to be replastered. However, all walls and ceilings must be prepped and painted.

What material would you like us to use on the exterior when patching holes in the wall from door and window work?

Pg 9 Note 3- Match existing as best as possible. This is a historic building, so it’s important it looks the same/similar.

Are there any gas lines or sprinkler systems at the Lower and Upper Housing sites?

Neither site has gas lines. The Lower Housing does have sprinkler systems. I only have old drawing of utility locations, so drawings are only semi-accurate.

What size of window needs to be installed?

Pg 26 on plans shows a 4040 opening. Goal is to add another means of egress for the tenants in the basements

Are hookup fees contractors’ responsibility or governments?

Asked me to share 4-month-old estimate from Garkane energy on electrical work for new transformers at site

See spec 12500- Fee’s are Contractors responsibility. Contractor is to be our agent when dealing with utility companies

Estimate is approximate and subject to change.

Amendment to follow

Would we consider using modular tiny homes instead of stick built?

We considered modular homes and decided to go another way. You are welcome to include this as an alternative option in your proposals. We would have to talk to other Forest Service employees before we decide to accept or not.

Can we share the sign-up sheet?

Will be posted via amendment.

Are we awarding based on best value or lowest bid?

See Section M in Solicitation- Proposals will be evaluated using the Tradeoff Process. This process permits tradeoffs among price and non-price factors which allows the Government to accept other than the lowest priced proposal.

Will there be new electrical transformers needed at the warehouse site?

Sheet 7 Note 4- No, our electrical engineer believes we have enough capacity at this site;

however, they did NOT have work capacity to design the electrical hook up. This will need to be completed prior to any work being done at the warehouse site.

Where are the locations of tiny homes for optional bid items 3 & 4? Different locations will result in different amounts of earthwork.

We are very flexible on exact locations of the tiny homes. The general location is shown on the drawings.

Can the warehouse be a potential staging location?

Yes

When is our last chance to submit more questions?

September 4th Amendment to follow

Is there a posted estimate range?

C.3 in Solicitation- Magnitude of Construction Project is between $500,000 and $1,000,000
