About this file
This is a Questions and Answers document for Solicitation 1240BF26Q0031, KMRD Hyder Seasonal Housing Facility, posted on SAM.gov on April 8, 2026. The solicitation addresses a seasonal housing rental requirement for a 92-day period annually (July 1–September 30) over a 5-year ordering period, with the Base Period running from July 1, 2026 through September 30, 2026. Similar services were previously purchased under purchase orders 1240BF24P0008 and 1240BF23P0024. Occupancy will vary with some occupants using the facility continuously throughout the period while others rotate in and out on a scheduled basis.
The contractor is responsible for pre-occupancy and post-occupancy cleaning only, with occupants handling routine cleaning and restocking of consumable items during the rental period. Internet service is not required as part of utilities. The contractor must respond to maintenance issues for equipment and system failures as soon as possible within a reasonable timeframe after notification. Occupants will notify the Contracting Officer's Representative (COR) of maintenance issues, who will then inform the Contractor and Contracting Officer. The Government will not provide formal guidelines or protocols for reporting maintenance issues. No extension beyond September 30 is anticipated or planned. Offerors must price only for the occupancy period specified in Attachment 2 – Schedule of Items and Price Sheet, not for year-round availability. If future Option Periods require different rental start or end dates, contractors will receive at least 90 days' advance notice as part of the modification process.
