About this file

This document is a comprehensive Questions and Answers (Q&A) file for a federal maintenance contract, primarily focused on a facility located in Charleston. The contract covers preventive maintenance (PM) and repair services with key specifications including: a $25,000 limit per task order, no snow and ice removal, a 10-page proposal limitation, and a one-year contract term driven by funding constraints.

Significant service details include monthly inspections of 140 fire extinguishers, weekly eyewash and emergency shower testing, and maintenance of 15 Air Handling Units (AHUs) and 35 exhaust fans. The contractor will be responsible for floor waxing equipment and labor, with the government providing floor wax and stripper. Notably, several services are explicitly excluded, such as elevator maintenance, fire protection systems, generator maintenance, and electrical services. The contract will utilize FMX, a web-based maintenance work order system, and requires a boiler license in accordance with South Carolina state code.
