Project Manual Summary: LBJ Gamma Camera Replacement
This is a comprehensive project manual for a room upgrade and gamma camera replacement project at Lyndon B. Johnson Hospital under Harris Health in Houston, Texas (Project No. 2321.08), with an estimated budget of $320,225. The project includes finish updates and equipment replacement in the imaging room, the addition of a control room in a former sub-waiting area, and comprehensive infrastructure improvements across multiple building systems. The work encompasses selective demolition, radiation protection installations, fire suppression systems, plumbing modifications, HVAC work, electrical systems, interior finishes including gypsum board and acoustical ceilings, flooring, wall protection, signage, hardware, and complete system closeout documentation. The contract documents specify compliance with NFPA standards for fire protection, Texas accessibility standards, and current building codes adopted by local authorities having jurisdiction. The project requires coordination among multiple trades including mechanical, electrical, plumbing, and fire protection contractors, with specific provisions for maintaining building occupancy during construction and protecting existing operations in an active healthcare facility.
Key specifications establish quality assurance requirements through manufacturer certifications, professional engineer review of design documents, and performance standards exceeding minimum code requirements. All materials must be new, UL or FM-listed where applicable, and properly labeled per ASTM standards. The contract requires comprehensive submittals including product data, shop drawings, coordination drawings, hydraulic calculations for fire systems, and quality control plans, with approval by local fire departments and the engineer before installation. Contractor responsibilities include obtaining all permits and inspections, scheduling coordination observations prior to concealment of work, performing pressure testing and flushing of all piping systems, providing temporary facilities and utilities during construction, and completing extensive closeout documentation including operation and maintenance manuals, record drawings, and warranty registrations. The specifications emphasize strict coordination procedures to minimize conflicts between building systems, with fire suppression piping installed below all other systems and requirements for heat-tracing of exposed domestic water piping, shielding coordination with MRI systems, and adherence to infection control standards appropriate for a hospital environment.
