About this file
This is a technical specification for resinous poured-in-place resilient urethane flooring (RES-4) designed for sterile fields and clean room environments, such as operating suites and procedure rooms at the Wilkes-Barre Veterans Affairs Medical Center (VAMC). The specification requires a monolithic, multi-component urethane chemistry system consisting of epoxy or urethane primers (4-6 mils thick, two coats applied wet-on-wet), a resilient urethane mortar base (1/8 to 3/16 inch thick), optional decorative aggregates, polyaspartic undercoats, and high-performance polyurethane low-VOC sealers (2-3 mils thick, two coats). The overall system thickness is nominal 1/8 to 3/16 inches, with an integral 1-inch radius cove base troweled in place. All primary materials must be sourced from a single manufacturer, and the system must include an integral cove base with no fillers.
Quality assurance requirements are extensive and include manufacturer certification that the system has been in use for a minimum of five years, engagement of an installer with minimum five years of experience in similar applications and a record of at least ten completed projects of comparable size and complexity. Environmental conditions must be strictly controlled with material and substrate temperatures maintained between 65-85°F during application and 24 hours post-application, concrete substrate cure time of minimum 30 days, and a vapor barrier for on or below-grade concrete subfloors. The flooring system must meet specific physical properties including Shore A hardness of 85-80, percent elongation of 150-200%, and tensile strength of 4,400 psi for moisture suppression systems. Systems used in sterile fields must demonstrate resistance to VHP (hydrogen peroxide vapor) processes and Betadyne staining with written published documentation submitted during the bid process; failure to submit results in bid disqualification. The manufacturer must provide a three-year warranty covering the full assembly including substrate for both materials and workmanship, either as a single manufacturer warranty or as a joint and several warranty signed by both manufacturer and applicator. A sample warranty letter is required with the bid package or the bid will be disqualified.
