About this file

This file is a site planning and design feasibility study document for the Michigan School for the Deaf's new dormitory project. The document presents architectural analysis and multiple site layout options developed during the early design phase to evaluate the optimal placement of a new residence hall on the existing campus.

The study examines various site constraints and opportunities, including wetlands mitigation, existing building preservation, topography, environmental considerations, and campus circulation patterns. Four major site planning options (labeled 1a through 4b) are presented, each addressing different approaches to building placement, entry drive configuration, wetlands management, and phasing strategies. Key considerations throughout the analysis include solar orientation, seasonal wind patterns, noise and vibration centers, accessibility to existing campus facilities, and construction phasing logistics. The document indicates that the design team developed multiple visualization mediums including site plan diagrams, isometric massing studies, and physical models to evaluate scale appropriateness, spatial relationships, and context integration. Options range from designs incorporating bridge structures over wetlands areas to alternatives that relocate entry points through existing administration wings or reconfigure parking and athletic field arrangements. The feasibility study concludes that substantial design flexibility remains, with the preliminary work providing a foundation for continued collaborative refinement of the project vision and approach.

Placing the Program in Site

Todd:

The 100 / 200 phase early work for placing the program on the site was conceptual and by nature the ink is really wet related to how the building may integrated into the site, and the variable that have influences.

Environmental Site Influences

Since the early studies, the realities of the wetlands, some of the topography, driveway possibilities, and existing buildings to remain are other real site conditions that we will continue to work with to refine the design. In addition to these realities, other physical and temporal conditions that will be considered include Solar orientation, primary wind seasonal patterns, and noise or vibration centers around the campus.

This is all to simply say, we are not stopping here with the early design work. I wanted to quickly run through a series of slides to show some of the thinking we have been doing and look forward to further discussions with you on this.

This options is the evaluation and square footage reduction of the plan based on early scope to budget alignment thoughts, and then considerations about site issues. This options achieve the original goals and visions establishes and looks how to mitigate the wetlands area with the original proposed drive with a bridge.

Studying the

Site + Building

• Effective Plan Visualization

• Clear Massing Visualization

• Modeling for 3D study of resulting spatial associations and context

Todd:

To assist with our communication and future workshops, we developed this site model with various parts to support the diagramming and studies. We typically work in there three medium so study – site plan diagrams and drawings to visualize the overall site geometries and alignments. Additionally, we have isometrics massing studies to begin to visualize scale and adjacencies, then we have a model to work quickly through various scenarios related to scale appropriateness and open spaces.

Considering the original, this options looks to remove the bridge and wetlands from consideration, with a possible relocation of the enclosed entry to be through the administration wing

2b

If the administration wing connection is a viable approach, and then we are faced with Gibbons Hall remaining. We can reorganize the dorms and entry drive to accommodate, and this one still assumes a bridge at the wetlands.

Todd

This version – reconsiders the approach, and the associated play areas as the interior court become the drop-off. This option provides some difficulties with the project construction phasing, but has other strengths.

3a

Then – with a paradigm shift – what if we considered a alternate approach to locating the residence halls. What about not engaging the wetlands and reconsidering how the building is sited and connects to the existing school.

We will need to review phasing strategies, and flexibilities, and then also the time for wing / building demolition. Even through this option considers relating the sports field, this maty be less experience than phasing work, or other site conditions and wetlands remediation.

3b

This option considers doing a strait connection back into the main circulation common to the building. Also, with this option, we may displace some parking, so this work would also been to be weighted related to limitations of scope.

4a

Then we began considering creating a more defined internal court, with a rear connection and keeping entry drive and rear connection to the rear corridor.

4b

Also, other phasing considerations related to removal of the early education residence hall and the athletic field while constructing the new residence hall as a singular construction effort.

All of this is to say, the ink is truly wet, and we have a lot of other options to consider, but the work completed within the feasibility study is sound and our collective team can continue from this place of vision and reliance.
