The project involves a base bid for removal and replacement of four existing overhead doors and operators at doors 3, 4, 5, and 6, with four additive alternates allowing for expansion within available funding. Add Alternate 1 covers removal and replacement of up to three 12-foot-wide overhead doors (doors 13, 12, and 11); Add Alternate 2 addresses up to two 14-foot-wide overhead doors (doors 7 and 8); Add Alternate 3 provides removal and replacement of up to three additional 12-foot-wide overhead doors (doors 14, 1, and 2); and Add Alternate 4 covers preparation and painting of existing overhead doors. The bid closing date was April 2, 2025, at 1:30 PM, with electronic bid opening immediately following closure. No pre-bid conference was held, and site access prior to bid closing was not provided. The project requires substantial completion by July 1, 2026, and final completion by August 3, 2026.
Two bids were submitted: Excel NW LLC submitted a total bid of $193,000.00 (base bid of $78,000.00 plus alternates totaling $115,000.00), and Westwood Company submitted a total bid of $304,680.00 (base bid of $116,060.00 plus alternates totaling $188,620.00). Bid security equal to 10% of the total bid amount is required, along with performance and payment bonds each equal to 100% of the contract price upon award. The project is funded through state funding with an estimated cost ranging from $100,000 to $250,000 for bonding purposes. Liquidated damages are assessed at $600.00 per calendar day for failure to meet substantial completion deadlines. The contractor is responsible for all materials, equipment, labor, permit acquisition, and disposal of demolition materials, and must provide one-year installation warranties on all workmanship and applicable equipment warranties.
