The National Oceanic and Atmospheric Administration awarded a purchase order to J G M Property Group, Inc., a women-owned small business, for $1,689,615 on September 17, 2026, under a total small business set-aside for the Pacific Marine Environmental Laboratory Freezer Farm Renovation Project in Seattle, Washington.
Work comprises modifications to Tracer Laboratory Room 1037 to establish a mission-critical freezer farm, including selective demolition and interior modification, installation of electrical infrastructure (480-volt 50-amp feeder with 30 kVA step-down transformer supporting a 100-amp 120-volt 24-circuit emergency distribution panel), replacement of the existing VAV-153 unit with a new unit providing approximately 800 CFM of conditioned air with ceiling supply diffusers and return transfer grilles, thermostat installation integrated with building automation, and removal and replacement of deteriorated glass piping using Schedule 40 CPVC. Optional line items include complete demolition of the existing freezer farm, three-dimensional building models of the new freezer farm and the entire 135,000 gross square foot Building No. 3, and Blue Line Fire Retardant Polypropylene pipe substitution. Davis-Bacon prevailing wage requirements apply under King County, Washington wage rates. Performance period is 365 calendar days from notice to proceed, with ultimate completion targeted for September 30, 2027. Work shall be performed Monday through Friday, 7:00 AM to 4:30 PM, excluding federal holidays.
