About this opportunity

The University of Florida's Office of Real Estate is seeking proposals for the lease of commercial office and educational space for the College of Nursing under ITN2026-105, with proposals due October 2, 2026 at 5:00 p.m. EST and written questions due September 25, 2026.

The space must contain a minimum of 20,000 to 25,000 contiguous rentable square feet located within Alachua County, preferably within the defined area outlined in Exhibit C (case-by-case consideration for sites outside this area). The tenant will use the premises for teaching, laboratory simulations, general office, and administrative functions. The required layout includes 10 standard offices, 10 classrooms, 2–3 laboratories, collaborative workspace, conference rooms, kitchen/break room, and storage. Standard operating hours are Monday through Friday, 6:00 a.m. to 6:00 p.m., with frequent afterhours and weekend access required. The University seeks occupancy by Q4 2026.

The initial lease term is five years with two renewal options of two years each, exercisable by the tenant upon sixty days' written notice. All utilities, janitorial services, and pest control are included in base rent; a landlord tenant improvement allowance is available (details in Exhibit B). No security deposit is required. The University maintains self-insurance through Florida's Risk Management Trust Fund and is not represented by a broker.

Evaluation criteria include landlord ability to perform, demonstrated expertise of management staff, financial terms and added value, flexibility of lease terms, past performance and customer references, and willingness to accept University terms and conditions. Price is a consideration but not the sole determining factor. Proposals must include detailed full-service rent per square foot, specification of included services, operating expense information, improvement costs, rent abatement or incentives, parking capacity and costs, afterhours access options, building operating hours and HVAC costs, signage allowances, and space plans with CADD files.

The lease is subject to annual appropriation by the Florida Legislature; the University may terminate if insufficient funds are appropriated. Proposals may not be withdrawn within 45 days after submission. Proposals should be submitted to 720 SW 2nd Avenue, Suite 108, Gainesville, FL 32601, or P.O. Box 113135, Gainesville, FL 32611-3135.
