About this opportunity
The University of Florida Office of Real Estate is soliciting proposals for a build-to-suit medical office lease to house UF Health Primary Care in Newberry, Florida, under ITN2026-102, with proposals due September 20, 2026 at 5:00 p.m. EST (Addendum #1, issued August 17, revised the deadline from August 7). Written questions are due September 1, 2026 at 5:00 p.m. EST.
The University seeks a standalone medical office building of approximately 10,000 to 15,000 contiguous usable square feet within a defined area in Newberry (Alachua County), though locations outside that area will be considered case-by-case. The facility must support two patient care pods with exam rooms, provider offices, nursing stations, administrative areas, laboratory facilities, and patient reception areas. The space requires high visibility, street exposure, and adequate parking. Standard office hours are Monday through Friday, 8:00 a.m. to 5:00 p.m., with after-hours and weekend access potentially needed. The desired occupancy date is listed as TBD.
The University prefers an initial ten-year lease term with two optional five-year renewal periods. Landlord proposals will be evaluated on financial strength and experience, property management expertise, financial terms and added value, lease agreement flexibility, past performance and customer references, and willingness to accept University terms. The University does not require security deposits. Landlords must provide property address, ownership, occupancy date, lease term, BOMA-standard square footage, full-service rent per square foot with itemized services, operating expense breakdowns and caps, landlord-provided improvement costs with turnkey delivery, rental abatement or incentive details, parking capacity and costs, after-hours access options, building and HVAC operating hours and costs, signage allowances, and amenities. Responses must include 8.5 × 11 floor plans and CAD files. The lease is subject to Florida Statutes Section 255.2502 (allowing termination if the Legislature fails to appropriate funds) and Section 768.28 (University sovereign immunity). The tenant is the Florida Clinical Practice Association, Inc., a not-for-profit partner of University of Florida Health. Proposal tabulations will be posted electronically at www.ore.ufl.edu for 72 hours following opening.
