About this opportunity

The Downtown Development Authority (DDA) of the City of Tifton, Georgia, is seeking sealed proposals from licensed general contractors for the construction of an addition to the Tifton Museum of Arts and Heritage. The project requires a comprehensive construction effort, with contractors responsible for completing the entire scope of work on a lump sum basis. A mandatory pre-proposal conference is scheduled for January 29, 2026, at 10:00 a.m. at the museum location, and attendance is required for proposal consideration. Proposal submissions are due by February 19, 2026, at 2:00 p.m., to be delivered to the DDA office in Tifton. The evaluation process will utilize a 120-point scoring system across six key criteria: firm description and resources, experience and qualifications, statement of suitability, proposed contract time and deadline adherence, guaranteed construction cost, and community engagement. Contractors must submit a 5% proposal security bond and provide a detailed statement of qualifications addressing their firm's capabilities, with an estimated project completion timeline of 365 consecutive calendar days.

The procurement appears to have no specific set-aside designations for disadvantaged enterprises, though contractors must comply with Georgia state regulations, including registering with the federal E-Verify work authorization program. Successful bidders will be required to provide 100% performance and payment bonds and maintain comprehensive insurance coverage, including workers' compensation and general liability. Liquidated damages are established at $250 per calendar day for work remaining incomplete beyond the contract completion date. Proposal documents are available from Print Life Printing, LLC for a non-refundable fee of $300 per set, with all questions to be submitted to the project architect, John Mac McCall, by February 9, 2026, at noon. While a specific budget range is not explicitly stated, the detailed bonding and insurance requirements suggest a significant project investment. The contract will be executed using the modified AIA Document A101-2017, Standard Form of Agreement Between Owner and Contractor, with the DDA retaining the right to reject any non-responsive or non-responsible proposals.
