About this opportunity

The Board of Regents of the University System of Georgia is requesting qualifications and fee proposals for design professional services for Project J-467-DP, Renovations for Student Success and Construction Management Programs at Kennesaw State University in Marietta, Georgia, with qualifications packages due July 21, 2026 at 2:00 PM. A mandatory pre-proposal site visit for finalist firms is scheduled for August 4, 2026; fee proposals from finalists are due August 13, 2026; and finalist interviews occur August 14, 2026.

The scope encompasses concurrent renovations of the Administration Building (transformation into a Student Success Hub consolidating student-facing services) and the W. Clair Harris Textile Center (interior modernization including finishes, lighting, ceilings, flooring, accessibility improvements, and MEP and fire protection system upgrades). The design professional must perform a minimum of 50 percent of architectural design services in-house; associated firms may provide up to 50 percent of services. Construction documents for the Clair Harris Building are anticipated by late Spring/Early Summer 2027; Administration Building documents are due by October 30, 2027. The project incorporates the Energy Efficiency & Sustainable Construction Act of 2008 and Georgia Peach certification requirements and will utilize Construction Management at Risk delivery with a commissioning agent.

The estimated design professional base fee is approximately $670,000, with a preliminary construction cost limitation of $10,500,000. Design services are anticipated to commence Fall 2026.

Step I qualifications evaluation is weighted 25 percent firm stability and resources, 45 percent relevant project experience and qualifications, and 30 percent suitability for project type. Step II evaluation of finalists applies 50 percent design team qualifications and experience, 25 percent design plan and methodology, and 25 percent team communications and project solutions. The Owner reserves the right to negotiate with the highest-ranked firm and proceed sequentially to lower-ranked firms if agreement cannot be reached.

Proposers must submit notarized certification forms addressing criminal history, professional license status, and suspension or debarment; E-Verify affidavits; insurance and MBE/WBE status declarations; a Proposer's Disclosure Statement; a Project Team Composition Form identifying all firms and discipline consultants with percentage allocations and MBE/WBE designations; a Section 179D allocation agreement election; and fee proposals on the prescribed form. Submissions are due through the Egnyte platform.
