The state has established a budget range between $200,000.00 and $300,000.00, with bids exceeding $300,000.00 deemed non-responsive. The lease will be a firm fixed-price contract, with potential price adjustments after the first year using the U.S. Department of Labor Consumer Price Index (CPI-U). The lessor will be responsible for all maintenance, repairs, and utilities, except for electricity and heat, which will be paid by the lessee.
