The project encompasses comprehensive interior renovations to approximately 28,069 square feet across lower and upper floors, including selective demolition, architectural finishes, plumbing, HVAC, electrical work including lighting and power distribution, fire alarm systems, communications systems, and ductwork replacement with insulation. Five allowances total approximately $15,000 for sheet metal and flexible ductwork replacement, duct insulation, manual volume dampers, and ADA-compliant cabinetry modifications. Work is scheduled to commence in October 2026 with substantial completion by April 30, 2027.
Each bid requires a bid bond equal to 10 percent of the base bid, submitted separately to the Purchasing Agent within 24 hours after bid opening. The successful bidder will provide performance and labor and material payment bonds in the full amount of the contract price, issued by a surety rated A minus or better by A.M. Best. Bidders must demonstrate five consecutive years of construction experience, hold a valid Connecticut contractor's license, and have successfully completed at least five similar projects within the last three years. All on-site workers must hold current OSHA 10-hour training certifications, and certified payrolls must be submitted monthly. Requests for information and substitution requests are due August 25, 2026 at 2:00 p.m., with all addenda issued by August 31, 2026.
