The scope includes removal and disposal of the existing asphalt shingle roof system, installation of a new architectural shingle roof system on synthetic underlayment with ice and water shield at valleys, eaves, rakes, ridges, transitions, and penetrations, installation of new flashing, ridge vents, aluminum sheet metal gutters and downspouts, permanent fall protection anchors, and refastening loose fascia and rake boards. Up to 320 square feet of damaged or deteriorated plywood roof sheathing will be removed and replaced at actual square footage via authorized change order. The contractor must recertify the existing lightning rod system and maintain watertight conditions at the end of each workday. Snow guard layout must be designed by a Virginia registered Professional Engineer.
Substantial completion is required within 30 calendar days from Notice to Proceed, with final completion within 45 calendar days; liquidated damages are $200 per calendar day for delays beyond each deadline. The contractor must furnish a 5 percent bid bond, performance and payment bonds equal to 100 percent of the accepted bid amount, comprehensive liability insurance, and workers' compensation coverage. A one-year contractor's warranty and 40-year manufacturer's warranty for the roof system are required. Questions are due September 17 at 3:00 p.m. EST to Evan Young (evan.young@yorkcounty.gov). Award will be made to the lowest responsive and responsible bidder within 60 days of bid opening.
