About this opportunity
The Roanoke Regional Airport Commission is requesting sealed bids for interior renovations to the Roanoke-Blacksburg Airport Administration Office under IFB 26-010, with bids due June 26, 2026 at 2:00 p.m.
The scope encompasses selective finishes replacement throughout the 18,366-square-foot building (ground floor 6,704 sq ft; main floor 11,662 sq ft), installation of a movable glass wall system (Nanawall) on the main floor, replacement of an existing cooktop with a new electric range and exhaust hood in the break room, supplemental bipolar ionization systems in existing HVAC units, and comprehensive interior finishes upgrades including new flooring (Shaw Contract carpeting and luxury vinyl plank in select areas), wall paint (Sherwin Williams), window films (Solyx), stair treads and risers, and hardware. The project requires structural modifications including saw-cutting the existing concrete slab, installing dowels with epoxy adhesive for the movable wall assembly, new metal stud partition framing, and related mechanical, electrical, and plumbing coordination. Special inspections are mandated for structural work including dowel installation, epoxy adhesive application, and concrete placement with test cylinder requirements. Owner-furnished, contractor-installed items include a 36-inch electric range, three 85-inch display screens, access control hardware, and a replacement television display. The building is classified as Alterations Level 2 under the 2021 Virginia Uniform Statewide Building Code with no change to Use Group B occupancy or Type IIB construction.
The contract is lump-sum (fixed-price, stipulated sum) with the bidder responsible for identifying contract time in calendar weeks from Notice to Proceed. Bids must be accompanied by a 5% bid bond or certified check. The successful bidder must furnish Performance and Labor and Materials Payment Bonds each equal to 100% of the contract sum. Commercial General Liability insurance of $1 million combined single limit and Automobile Liability of $1 million combined single limits are required, with the Commission and its officers named as additional insureds. The contractor obtains and pays for the building permit from Roanoke County. A non-mandatory pre-bid site tour is scheduled for June 8, 2026 at 2:00 p.m. Questions are due by June 18, 2026 at 5:00 p.m. The project is subject to appropriation of funds and Virginia Department of Aviation grant funding. Sealed bids are submitted in person or electronically to procurement@flyroa.com and may not be withdrawn until 30 days after the due date.
