About this opportunity

Stony Brook Lodging, Inc. (SLI) is requesting proposals for architectural and engineering services for historic rehabilitation of the John H. Stoody Memorial Hall in Warren County, New York, with proposals due November 5, 2026. The project involves a comprehensive 1892 chapel and meeting hall requiring work across schematic design, construction documents, regulatory permitting, contractor procurement, and full construction administration.

The scope encompasses schematic design and design development; permit-ready architectural and technical drawings meeting historic preservation standards; preparation and filing of municipal building permits, zoning approvals, and State Historic Preservation Office (SHPO) reviews; assistance in issuing invitations to bid and evaluating general contractor bids; and construction oversight including frequent site visits, review of contractor pay applications and shop drawings, change order management, and closeout documentation. The architect will serve as liaison with Wyoming County, NYS SHPO, the National Park Service, the Department of the Interior, and other authorities to secure regulatory approvals including a new Certificate of Occupancy. The architect will also maintain regular meetings with SLI representatives and coordinate with the Stoody Committee on contractor payments, submittals, and change orders.

A condition assessment report prepared by InSite Architecture identifies urgent work (roof replacement, electrical system upgrades, fascia and soffit repairs, ADA toilet modifications, tree removal) and phased essential and desirable improvements. The comprehensive cost estimate for all recommended work totals $708,326, including construction costs of $615,935 and architectural and engineering design soft costs of $92,390 at 15 percent. Major components include roofing and exterior restoration, porch restoration and ADA improvements, interior finishes, mechanical and HVAC installation, and structural work. The project must comply with all New York State Building, Fire, Electric, and Plumbing codes and ADA accessibility requirements if used as assembly space. No incumbent is identified, and no identical or substantially similar contract was awarded within the past five years.
