About this opportunity
The City of Wheat Ridge is soliciting quotes for rehabilitation of wood components and finishing work at the Richards-Hart Estate located on West 28th Avenue and Benton Streets in Wheat Ridge, Colorado, with quotes due July 2, 2026.
The scope encompasses remediation of the sloping east and south porches, structural support for the north entry canopy, and addressing deterioration of brick basement walls. Work must comply with the 2018 International Building Code with City of Wheat Ridge amendments, ASCE 7-16 standards, and design specifications including 10 PSF dead load and 20 PSF live load for roofs, 30 PSF ground snow load, and ultimate design wind speeds of 135 mph. All wood exposed to weather must be pressure-treated Douglas Fir-Larch or Southern Yellow Pine with corrosion-resistant fasteners and stainless steel or hot-dipped galvanized connectors. Mortar repointing on brick basement walls must match the original mortar composition as determined by prior mortar analysis; deteriorated bricks (assumed at approximately 10 percent of wall area) must be removed and replaced. A damp-proof course using lead or copper dampstopping sheet must be installed horizontally within mortar joints three courses above finished floor elevation around the entire basement perimeter. The contractor is responsible for field verification of existing conditions, obtaining building permits and special inspections, coordinating all work including shop drawing review, and delivering the project free of construction debris and defects.
The project was funded in part by a grant from History Colorado's State Historical Fund (Grant #2021-PL-020), with the April 2026 grant application scope limited specifically to the south porch. Construction documents were prepared by Form+Works Design Group, LLC (architect) and JVA, Inc (structural engineer) dated August 29, 2022. The City of Wheat Ridge has posted construction documents, images, and sample billing and agreement forms.
