About this opportunity
Collin County, Texas is issuing a Request for Proposal (RFP 2026-098) for General Real Estate Brokerage Services, with sealed proposals due by 2:00 p.m. on May 21, 2026, at the Collin County Administration Building, 2300 Bloomdale Road, Suite 3160, McKinney, TX 75071. The County seeks qualified real estate brokerage firms to provide comprehensive services for the marketing, sale, and acquisition of real property in accordance with applicable Texas laws and regulations. The scope encompasses four primary properties—a Public Works Property at 700A Wilmeth Road in McKinney, a Healthcare Property at 825 N. McDonald Street in McKinney, a Farmersville Property at 1269 N. State Highway 78 (7.3617 acres with a commercial canopy structure valued at approximately $153,240), and approximately nine additional individual properties of 30 acres or less, with potential for additional properties identified during the contract term. Proposers must be licensed and in good standing with the Texas Real Estate Commission and demonstrate a minimum of five years of experience in real estate brokerage, preferably with public sector clients, and must provide clear disclosure of commission structures for both property sales and acquisitions, with the County reserving the right to negotiate commissions on a per-transaction basis. The selected contractor will commence services on the anticipated award date of June 22, 2026, for an initial term of one year with options to renew for up to four additional one-year periods, not to exceed five years total. All commissions will be paid at closing through escrow with no upfront fees permitted unless expressly approved in writing, and the County will conduct audits of financial records, invoices, and transaction documentation to ensure efficiency, transparency, and competitiveness in all transactions.
Proposers must carry comprehensive insurance coverage including Commercial General Liability ($1,000,000 per occurrence), Workers Compensation, Commercial Automobile Liability ($1,000,000 combined single limit), Professional/Errors & Omissions Liability ($1,000,000), and Umbrella/Excess Liability ($1,000,000), with Collin County named as additional insured. All respondents must complete a Conflict of Interest Questionnaire (Form CIQ) as required by the Texas Ethics Commission, disclosing any employment or business relationships with local government officers or family members resulting in taxable income exceeding $2,500 during the preceding 12-month period, along with any gifts exceeding $100 or family relationships with local government officers. The RFP documentation does not identify any set-asides for disadvantaged enterprises, incumbent contractors, or specific budget ranges; however, funding has been provided through the Collin County budget approved by the Commissioners Court for the current fiscal year only. Detailed specifications and supporting documents are available through the Office of the Purchasing Agent at 972-548-4165 or via the online procurement portal at https://procurement.opengov.com/portal/collincountytx. The Commissioners Court reserves the right to reject any and all proposals submitted, and all proposals must use unit pricing in their responses.
