Brighton Area Schools is requesting proposals for rooftop mechanical replacement and renovation at Brighton High School in Kent County, Michigan, with proposals due July 30, 2026. The project centers on replacement of existing HVAC equipment and structural reinforcement to support new mechanical loads. The scope encompasses removal of multiple rooftop units, an energy recovery ventilator, and a cooling tower, followed by installation of one 440-ton air-cooled chiller with integral primary pump, one 434-ton cooling tower, two energy recovery ventilators, and fourteen new rooftop units. The project requires structural reinforcement of existing roof framing to support the new chiller (30,258 pounds) and cooling tower (20,858 pounds) through new steel pipe columns, beams, and reinforcement of existing trusses to AISC Load and Resistance Factor Design standards. Chilled water piping must be Schedule 40 black steel with minimum 2-inch fiberglass insulation and vapor barrier. Electrical work includes new disconnect switches, service receptacles, and a dedicated feeder from the main switchboard to the new chiller with an assumed run length of approximately 550 feet. All work must comply with the 2021 Michigan Building Code, 2023 National Electrical Code, and OSHA standards. The mechanical system operates in a lead/standby configuration with the new air-cooled chiller as redundant to the existing water-cooled chiller, managed through the building automation system via automated isolation valves. Bidders must verify existing field conditions, coordinate across trades, and confirm compliance with manufacturer specifications and code requirements prior to installation and commissioning. The RFP packet specifies prevailing wage requirements, insurance and bonding obligations, and contractor qualifications for HVAC and mechanical work. Evaluation criteria address cost proposals inclusive of labor, materials, equipment, and project management. A site visit and bidders' conference are available for interested proposers to inspect existing conditions and address questions.
