About this opportunity

Gaston College is requesting sealed bids on mechanical, electrical, and plumbing work to redesign heating and air-handling systems in the Beam Administration Building at the Dallas Campus, Dallas, North Carolina, with bids due September 17, 2026 at 2:00 PM and a mandatory pre-bid conference on September 3, 2026. A 10% minority business enterprise participation goal applies, with good faith effort documentation required.

The scope requires removal of the existing steam-powered heating system and installation of a hot water heating system, including a Laars NeoTherm XTR 500 MBH natural gas-fired condensing boiler, primary pump, air and dirt separator, new Daikin CAH026GMCM air handler with 12,100 CFM supply capacity, and ion-generating air purifiers. The control system must be BACnet IP or BACnet MSTP compatible with the college's existing Building Automation System. All equipment must be UL-listed and installed in compliance with the 2018 North Carolina Building Code, NEC 2020, North Carolina Mechanical Code, and North Carolina Fuel Gas Code. Contractors must hold current North Carolina general or mechanical contractor licenses under General Statute 87. Deliverables include daily work-area cleanup, repair of any building or landscaping damage at contractor expense, facilities maintenance training on all new equipment, and one-year warranties on materials and labor (five-year warranties on refrigerant compressors). System testing and balancing must meet within 5% of design flow.

Work must be completed by December 4, 2026, and performed Monday through Friday between 7:30 AM and 4:00 PM without interfering with student classes. All work is funded through ARPA, requiring contractor completion of ARPA addendum forms and affidavits. Contractors must obtain performance and payment bonds in the full contract amount, maintain workers' compensation insurance with $100,000 employer's liability limits and comprehensive general liability with $500,000 bodily injury per occurrence and $100,000 property damage per occurrence, and register with NC E-Procurement within seven days of award. Award will be made to the lowest responsive bid meeting written specifications. Bids may not be withdrawn for 30 days after opening. Complete plans and specifications are available from Hakeem Bailey, P.E. at AeroRaq Engineering Inc.
