About this file

Summary

This is a Construction Design document set prepared by AeroRaq Engineering Inc. for Gaston College in Dallas, North Carolina, detailing the redesign of the mechanical, electrical, and control systems for the Beam Administration Building located at 400 Rhodes Perimeter Drive. The project involves the complete removal of an existing steam-powered heating system and its replacement with a new hot water boiler heating system, coupled with the installation of a new air handler unit (AHU) capable of both heating and cooling. The scope of work includes the installation of a Laars NeoTherm XTR 500 MBH condensing boiler, a Daikin CAH026GMCM air handler with 12,100 CFM supply capacity, an ion-generating air purification system (AtmosAir 508FC), associated pumps, controls, piping, ductwork, and electrical infrastructure. The design complies with the 2018 North Carolina Building Code and includes detailed mechanical demolition requirements, installation specifications, and control system sequences of operation. All work must be performed by North Carolina-licensed contractors in accordance with applicable codes including the NEC 2020, North Carolina Mechanical Code, and North Carolina Fuel Gas Code.

The project specifies a new 500 MBH natural gas-fired boiler system with a 75 psi pressure-relief valve, a Bell & Gossett 90 Series boiler primary pump with 1.5 HP motor, and an expansion tank system. The electrical work includes installation of a Variable Frequency Drive (VFD-1) from an approved manufacturer such as Eaton, ABB, Schneider Electric, or Siemens, with multiple panel connections through existing panelboards. The control system architecture must be BACnet IP or BACnet MSTP compatible with integration into the college's existing Building Automation System (BAS). Gas piping calculations indicate a minimum ½-inch pipe size with a total equivalent length of 32 feet for the 500 MBH load. All equipment must be UL-listed, and contractors are responsible for obtaining mechanical and electrical permits from Gaston County Inspections, scheduling required inspections, and providing one-year warranties on all materials and labor (with five-year warranties on refrigerant compressors). The project includes provisions for system testing and balancing within ±5% of design flow, boiler pressure testing at 200% maximum operating pressure, and final Department of Labor inspection for boiler installation.

AHU Controls & Seq. of Ops.: CW & HW Scale: N/AM3.1

System Narrative: The air handlers will provide heating. cooling and fresh air to zone. During cooling or economizer mode, the air handler will provide fresh air to the zone. Zone control will be 7 day programmable. (Zone temperature = Z{x), where x =1,2,3... e.g. the zone designation) Initially set to 67° F.

OCCUPIED:

The unit will activate and run continuously during programmable occupied hours (initially set to 7:00 am to 6:00pm) and supply equipment design cfm air to zone.

HEATING MODE:

When in heating mode as defined by the programmed outdoor temperature dropping below the dead pan limit and the hot water supply pumps turned on and moving hot water then:

When the zone temperature drops below zone setpoint;

The hot water control valve (O - HW) will modulate to control leaving supply air temperature (T- SA) and the zone air temperature (T- Z{x}).

When the zone temperature is satisfied; then the hot water control valve (O - HW) will modulate to the bypass position.

DEAD BAND MODE & ECONOMIZER MODE:

There shall be and adjustable dead pan of minimum 10 degrees. Initially set to 67°F to 77°F.

Within dead band: Chilled control valve (O - CW) will modulate to the bypass position.Boiler will deactivate and boiler pump will deactivate..

During non-heating (economizer mode); Zone Air Handler(s) will switch on, Return air dampers will modulate to open. Outside air dampers (O - OAD) will modulate to minimum outside air intake. As temperature rises above dead band, then unit will switch to cooling mode. The multi-zone dampers assembly will modulate to satisfy the zones.

COOLING MODE:

When in cooling mode as defined by the programmed outdoor temperature rising above the dead band limit and the cold water supply pumps turned on and moving cold water then:

Zone Air Handler(s) will switch on, Return air dampers will modulate to open. Outside air dampers will modulate to minimum outside air intake.

When the zone temperature rises above zone set-point;

The water control valve (O - W) will modulate to control leaving supply air temperature (T- SA) and the zone air temperature (T- Z{x}).

When the zone temperature is satisfied; then the chilled water control valve (O - W) will modulate to the bypass position.

The multi-zone dampers assembly will modulate to satisfy the zones.

DEMAND OUTSIDE AIR:

During occupied hours. unit will test for Co2 and modulate outside air damper to maintain outside air quality.

If the sensor reads less than or equal to 750 ppm then unit will modulate (O - OAD) to 50% O.A. design flow.

If the Co2 sensor reads 751 ppm or greater then the unit will modulate (O - OAD) to 100% O.A. design flow

FREEZE PROTECTION:

FREEZE PROTECTION:

During unoccupied hours; if the (T - RA) is below 34°F (adj), then (O - OAD) will modulate to minimum out side air flow.

EMERGENCY:

When a smoke is detected in return duct, the air handler will be sent the shutdown signal and remain off until the emergency condition is cleared.

An alarm condition to the fire alarm control panel (FACP) will be sent.
