About this opportunity

Lumpkin County Board of Commissioners, Georgia is soliciting statements of qualifications from A/E firms for comprehensive design and construction administration services on a new Fire Station #9, with qualifications due September 30, 2026 at 12:00 p.m.

The project scope covers design and construction administration for a 4,800-square-foot fire station on a 2.02-acre site on Ben Higgins Road in Dahlonega. The facility will include three 20-foot by 60-foot drive-through apparatus bays with double-depth capability, a 20-foot by 60-foot day room and office area, and a 20-foot by 60-foot upstairs living area. Services are divided into four phases: Phase 1 (site analysis, environmental considerations, and conceptual design alternatives); Phase 2 (design development, preparation of plans and specifications, and regulatory agency coordination); Phase 3 (full construction administration, monthly progress meetings, and pay application review); and Phase 4 (record drawings, 11-month warranty inspection, and final documentation). The design must prioritize cost-efficiency and compatibility with Fire Station 7, with evaluation of either lower-level shell construction or fill-in approach with slab foundation based on site conditions.

Responding firms must submit an original and two copies of qualifications limited to 10 pages, including company history and fire station design experience, resumes of key personnel, financial statements documenting stability, current workload and availability statements, and proof of authorization to do business in Georgia with all necessary licenses. Firms must comply with E-Verify requirements.

Evaluation criteria are weighted as follows: relevance and amount of previous experience (30 percent), methodology and approach (20 percent), scope and level of services (25 percent), and demonstrated capacity to complete assignments and manage complex projects (25 percent). Questions are due September 23, 2026 at 12:00 p.m., with all questions and answers distributed by addendum on September 24, 2026. Submissions are to be delivered to Lumpkin County Board of Commissioners, 99 Courthouse Hill, Suite D, Dahlonega, Georgia 30533.
