The scope encompasses complete removal of the existing HVAC system and installation of new heating, ventilation, and air conditioning systems serving both lower and upper levels of the building, including new ceilings and lighting. The work involves multiple air handling units (AHU-1 through AHU-4), variable air volume (VAV) terminal units, replacement of cabinet unit heaters, new cooling and condensing units, refrigeration piping, ductwork, building automation controls, LED lighting with occupancy sensors, and site preparation including removal and replacement of concrete pads. Construction documents include detailed mechanical, electrical, and structural specifications requiring compliance with MDOT standards, ASHRAE standards, Michigan Electrical Code (2023), and ACI 301 guidelines. A pre-renovation asbestos and lead-based paint survey identified lead in three locations (beige wall, red pump, grey tank); contractors must comply with NESHAP notification procedures and OSHA Lead in Construction Standards (29 CFR 1926.62) prior to commencing work. All materials must be disposed of in licensed landfills.
