Minimum qualifications are three years of brokerage experience, active Georgia broker or real estate licensure in good standing, documented experience listing and selling residential properties in South Macon or comparable neighborhoods, experience working with first-time homebuyers, and ability to collaborate with lenders, housing counselors, and public agencies. Selected brokerages will market and sell newly constructed single-family homes within a flexible price range of $150,000 to $220,000, with a minimum of seven homes expected to be constructed within six months. Properties will carry a 20-year affordability restriction limiting resale to income-qualified purchasers at or below 120 percent of area median income. Selected brokerages must designate a broker and up to two additional agents, participate in income-qualification and compliance training, coordinate buyer outreach and lender engagement, manage contracts and closings, and educate buyers on down payment assistance and Community Land Trust models as necessary.
The exclusive brokerage agreement runs for one year with renewal options for up to four additional years, pending board approval. Selected brokers must carry Errors and Omissions insurance of $1,000,000 with a Best Rating of A or better, name Macon-Bibb County as additional insured, and submit quarterly Subcontractor/Supplier Participation Reports identifying minority-owned, women-owned, disadvantaged, veteran-owned, disabled person-owned, and local business participation.
Submissions are limited to 15 pages. Scoring is based on 100 points total: 25 points for meeting minimum requirements and 75 points for preferred qualifications. Macon-Bibb County reserves the right to award to county businesses within five percent of the lowest responsive and responsible submission.
