The VA has issued a Notice of Intent to Sole Source but solicits market information from interested parties to determine whether competitive procurement is feasible; if no suitable alternatives are identified, the VA may proceed with sole source acquisition with the incumbent lessor.
The VA currently occupies approximately 40,660 ANSI/BOMA square feet of laboratory and clinic space at 205 South Enterprise Parkway, Corpus Christi, Texas 78405. The succeeding lease term is 20 years firm with an anticipated occupancy date of September 13, 2032. Maximum rentable square footage is 43,042 RSF, with no more than 227 parking spaces (not to exceed 5 per 1,000 ABOA SF).
Interested parties must propose facilities within a delineated search area bounded by TX-44/Agnes Street (north), Saratoga Boulevard/Old Brownsville (south), TX-286 (east), and Farm to Market Road 763/McGloin Road/Bockholt Road (west). Minimum site and building criteria include proper zoning, location outside the 100-year floodplain, compliance with fire/life safety and accessibility standards, adequate utilities and infrastructure, and no unacceptable operational impacts.
Responses must include property owner contact information, property address, zoning confirmation, floodplain status, building configuration details, compliance statements, and explanation of mission requirement satisfaction. Submit by August 7, 2026 at 4:00 PM ET to Mary Haralson (mary.haralson@va.gov), Jamie Thompson (James.Thompson23@va.gov), and Stephen Schantz (Stephen.Schantz@va.gov).
