About this opportunity
The Department of Veterans Affairs (VA) Veterans Health Administration is seeking a new leased clinical space in the Atlanta, Georgia area for a VA Vet Center. The agency requires 4,359 net usable square feet of space, either through new construction or modification of an existing facility, to be available by May 1, 2026. The lease will be a full-service modified gross lease covering utilities, maintenance, and comprehensive services including heating, electrical, and plumbing system repairs. Interested property owners must submit detailed information about their properties by May 23, 2025, at 3:00 PM CST, including building specifications, floor plans, parking details, and ownership information. The VA will evaluate potential spaces based on economic advantageousness, considering factors such as relocation costs, tenant improvements, and potential agency downtime.
The procurement is not set aside for any specific business category and represents a ten-year lease with a five-year firm term. The property must be located within specific geographic boundaries in Atlanta, provide on-site parking for a minimum of 24 vehicles, and be situated outside the 100-year flood plain. While no specific budget range is disclosed, the VA emphasizes it will pay no more than the appraised fair market rental value for the space. The lease will cover comprehensive services including utilities, taxes, landscaping, window cleaning, common area maintenance, site lighting, insurance, and alarm systems. Potential offerors should note this is a market research effort and not a formal solicitation, with the VA reserving the right to determine the most suitable leasing option based on a comprehensive cost comparison.
