About this opportunity

The Department of Veterans Affairs (VA) Veterans Health Administration Veterans Integrated Service Network 9 has issued a Special Notice for a leasing opportunity in Nashville, Tennessee. The notice seeks to procure a new lease to replace an expiring medical office space located at 2 International Plaza. The government intends to lease approximately 10,593 rentable square feet (9,007 ANSI/BOMA) with a minimum of 100 parking spaces in a specific geographic area bordered by I-40, I-24, Harding Place, and Donelson Pike. The lease term will be ten years, with five years firm and five years non-firm, and the space must be available for occupancy by September 30, 2026. The procurement is being conducted under FAR 6.302-1, which allows for a sole source procurement when only one responsible source can satisfy agency requirements.

The primary objective of this Special Notice is to conduct market research and specifically invite Service-Disabled Veteran-Owned Small Businesses (SDVOSB) and Veteran-Owned Small Businesses (VOSB) to participate. Interested firms must submit a Capabilities Statement by May 15, 2025, at 3:00 pm Central Time, with specific documentation requirements including company information, evidence of SDVOSB or VOSB status through VA's Vendor Information Pages (VIP), proof of SAM.gov registration, and demonstration of experience with federal or healthcare facility leasing. Eligible contractors must be registered in VIP, have technical skills and financial capabilities, and provide details on at least three similar projects completed in the past five years. While the notice primarily targets SDVOSB and VOSB firms, the VA encourages all small businesses to respond for market research purposes. The government will consider alternative spaces if economically advantageous, taking into account relocation costs and potential infrastructure requirements, and will not pay any broker fees.
