About this opportunity
The U.S. Department of Agriculture (USDA) Forest Service is seeking to lease office space in Fort Jones, California, with specific requirements for a fully serviced lease. The agency needs between 11,000 and 13,881 square feet of rentable area, along with 85 surface parking spaces, for a 20-year lease term with a 10-year firm commitment. Potential lessors must ensure the offered space meets government standards for fire safety, accessibility, seismic stability, and sustainability, and cannot be located in a 1-percent-annual chance floodplain. Expressions of interest are due by February 11, 2025, with a market survey estimated for March 11, 2025, and anticipated occupancy on July 1, 2025. Interested parties must submit detailed information including building specifications, rental rates, parking availability, energy efficiency features, and ownership details.
The pre-solicitation notice does not indicate any specific set-aside designations for the lease opportunity. Potential lessors must comply with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act, as implemented by the Federal Acquisition Regulation. While no specific award value is mentioned, the lease is structured for a 20-year term with 10 years guaranteed, suggesting a significant long-term commitment. Lessors must provide a comprehensive package of information, including rental rates, tenant improvement costs, building services, and parking details, which will likely serve as key evaluation criteria. The lease is classified under NAICS category 531120 for Lessors of Nonresidential Buildings, with the primary contact being Cindy Kim, a leasing specialist at the USDA, who will receive and review expressions of interest.
