About this opportunity
The U.S. Army Corps of Engineers Sacramento District is seeking a full-service lease for a U.S. Armed Forces Career Center located in Roseville, California. The procurement involves securing retail office space for multiple military branches, including the Army, Air Force, Air National Guard, Marines, and Navy. The government requires between 6,900 and 8,000 rentable square feet of professional office space, with specific geographic boundaries defined by Highway 65, Diamond Oaks Road, and Washington Boulevard. Interested respondents must include documentation proving their exclusive right to represent building owners, such as exclusivity agreements or representation letters. The response deadline is set for 5:00 PM PDT on December 13, 2024, with submissions to be made electronically to Gia Jessiman, a Realty Specialist with the U.S. Army Corps of Engineers.
The pre-solicitation notice indicates no specific set-aside designation for this opportunity. The lease term will not exceed five years and includes provisions for 24/7 on-site parking for up to 26 government vehicles. The government will evaluate potential spaces based on economic advantages, considering factors like relocation costs, tenant improvement expenses, telecommunications infrastructure, and potential agency downtime. While no specific budget range is mentioned, the solicitation suggests the government will comprehensively assess the total cost and operational impact of potential lease options. The contract falls under the NAICS category for Lessors of Nonresidential Buildings and the Product Service Code for Lease/Rental of Office Buildings, indicating a straightforward commercial real estate procurement process.

The U.S. Government currently occupies retail and related space in a building under lease that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
