About this opportunity
The U.S. Army Corps of Engineers Sacramento District is seeking a full-service lease for a U.S. Army and Marines Armed Forces Career Center in Auburn, California. The government requires between 1,700 and 2,500 rentable square feet of professional office space, located within a specifically defined geographic area bounded by Kemper Road, Erin Drive, Canal Street, Luther Road, and Highway 49. The lease must include designated on-site parking for up to four government vehicles available 24/7. Interested respondents, including building owners and their exclusive representatives, must submit electronic responses by 5:00 PM PDT on December 13, 2024. Representatives must include documentation demonstrating their exclusive right to represent the building owner, such as an exclusivity agreement or representation letter.
The pre-solicitation notice indicates no specific set-aside designation for this contract. While no specific incumbent is mentioned, the government is seeking to replace an expiring lease and will evaluate potential new spaces based on economic advantages and operational requirements. The lease term will not exceed five years and will include government termination rights. The evaluation will consider factors such as physical move costs, tenant improvements, telecommunication infrastructure requirements, and potential agency operational downtime. The contract falls under the NAICS category 53112 for Lessors of Nonresidential Buildings and the PSC category X1AA for Lease/Rental of Office Buildings, suggesting a standard commercial leasing procurement process.

Update #3 ·
The U.S. Government currently occupies retail and related space in a building under lease that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
