About this opportunity
The General Services Administration (GSA) Public Buildings Service Central Office is seeking to lease warehouse space in San Juan, Puerto Rico for vehicle storage and related purposes. The solicitation requires a warehouse facility between 9,170 and 9,629 square feet, with specific architectural and functional requirements including a minimum 15-foot ceiling height, 25-foot column spacing, drive-in capability, and a back-up generator. The facility must accommodate ATF occupancy and meet ADA, fire safety, seismic, and sustainability standards, with a preference for a single-story structure but willingness to consider two-story buildings. Interested parties must submit their expressions of interest by May 30, 2025, with an anticipated market survey scheduled for mid-June 2025 and projected occupancy by December 15, 2025. The evaluation will likely focus on the facility's compliance with detailed specifications, including the required 14' x 12' electrically operated overhead coiling garage door and the ability to provide a fully serviced lease covering utilities, janitorial services, and facility maintenance.
The solicitation does not indicate any specific set-aside designations, suggesting the opportunity is open to all qualified vendors. The lease terms include a comprehensive 180-month full contract period, with a firm 120-month term and an option for a five-year renewal. While no specific budget range is explicitly stated, the fully serviced lease will cover extensive facility maintenance and operational requirements. The warehouse must be located within a defined geographic area in San Juan, bounded by specific road intersections, and must not be situated in a 1-percent-annual chance floodplain. Potential respondents are advised to contact Helga Pineiro at hmppropertiespr.com for additional information, with the complete solicitation available on SAM.gov. The contract appears designed to provide a secure, functional storage facility for government vehicles and equipment with comprehensive support services.
