About this opportunity

The General Services Administration (GSA) Public Buildings Service is seeking to lease warehouse and office space in Cayey, Puerto Rico, with a specific requirement for a facility between 98,920 and 104,521 rentable square feet. The government is looking for a property that includes 27,000 square feet of wareyard space, with a minimum ceiling height of 30 feet, 4 double loading docks, and 35 reserved parking spaces. Interested parties must submit a comprehensive Expression of Interest by May 30, 2025, at 5:00 PM EST, which must include detailed information about the building, ownership, layout, transit routes, rental rates, and building services. All potential offerors must be registered in the System for Award Management (SAM) and provide evidence of ownership or written authorization to represent the property owner. The evaluation will focus on properties that meet specific government requirements for fire safety, accessibility, seismic standards, and sustainability, with a fully serviced lease that is not located in a 100-year flood plain.

The pre-solicitation notice indicates no specific set-aside designations for this procurement, and the lease is anticipated to have a full term of 15 years with a 10-year firm term. The estimated market survey is expected to take 1-3 weeks after Expressions of Interest are received, with an estimated occupancy target of June 2027. While no specific budget range is mentioned, the lease will require a comprehensive package including office and warehouse space, parking, and meeting strict government facility standards. Key contact personnel include Dominic Vedder from CBRE as the Transaction Manager and Tim Wells as the Lease Contracting Officer. The procurement follows NAICS category 531120 for Lessors of Nonresidential Buildings and uses PSC category X1AA for Lease/Rental of Office Buildings, indicating a standard commercial real estate procurement process for a government facility in Puerto Rico.
