About this opportunity

The General Services Administration Public Buildings Service Office of Leasing is seeking expressions of interest to lease 2,405 to 2,605 rentable square feet of Class A office space in Washington, DC, with expressions of interest due August 14, 2026, at 5 PM EST.

The delineated geographic area of consideration is bounded by K Street NW to the north, Constitution Avenue NW to the south, Rock Creek and Potomac Parkway NW to the west, and 17th Street NW to the east, encompassing the West End and Foggy Bottom neighborhoods and including proximity to the White House, State Department, Interior Department, and federal office buildings.

Required space specifications include 2,405 to 2,645 rentable square feet (ABOA), standard Class A office finished space, and three surface parking spaces. The space must be fully serviced and meet government standards for fire safety, accessibility, seismic resilience, and sustainability. Space cannot be located in the one-percent-annual-chance floodplain. All telecommunications equipment and services must comply with Section 889 of the FY19 National Defense Authorization Act.

The lease structure consists of a 10-year full term with a five-year firm term and no option term. Proposers must submit asking full-service rental rates per ABOA and rentable square foot, inclusive of standard GSA warm-lit shell, and operating costs per square foot. The government is evaluating alternative space if economically advantageous, including consideration of relocation costs, tenant improvements, telecommunications infrastructure, and agency downtime.

Market survey is estimated for September 2026, with occupancy targeted for January 2027. Expressions of interest should be emailed to Lease Contracting Officer Brandon Hruska at brandon.hruska@gsa.gov or (202) 322-8117.
