About this opportunity

The General Services Administration Public Buildings Service is soliciting office space to lease in Jonesboro, Arkansas for a public-facing tenant agency. The GSA seeks approximately 14,249 to 14,250 rentable square feet of office space within a defined geographic area bounded by Highway 91, Whitney Road, Highway 664, and Highway 78. Key requirements include compliance with federal fire safety, accessibility, seismic, and sustainability standards; location outside the 1-percent-annual chance floodplain; and positioning at least 500 feet from active freight-carrying railroad tracks. The space cannot be situated near establishments primarily selling alcoholic beverages, firearms dealers, or facilities related to drug treatment or detention. Expressions of interest are due by January 30, 2026, with estimated occupancy targeted for January 11, 2027. The evaluation will consider relocation costs including physical move expenses, tenant improvement replication, and agency downtime in its economic analysis.

This procurement carries no set-aside designation and will utilize other than full and open competition. The lease terms specify a full term of 120 months with a firm commitment of 60 months and no option term, structured as a fully serviced lease. The space must include 88 surface parking spaces and ideally be located on the first or ground floor with 20-foot on-center column spacing. No incumbent contractor or award value is identified in this presolicitation notice. Interested parties should direct inquiries and expressions of interest to Patrick Staley, Lease Contracting Officer, at Patrick.staley@gsa.gov. The GSA is evaluating this procurement as a potential replacement for its current expiring lease arrangement.
