About this opportunity
The U.S. Army Corps of Engineers Fort Worth District is seeking to lease approximately 100,000 to 150,000 rentable square feet of existing class A or B office or mixed-use space in or near downtown Fort Worth, Texas. The government requires a minimum of 444 parking spaces, including 20 spaces for government-owned vehicles and 424 for personal vehicles. The space must comply with all federal, state, and local ordinances as well as force protection standards, with the lessor providing full-service maintenance and building repairs on a 24/7 basis including weekends and holidays. The government prefers a full-service lease arrangement where all expenses including taxes and insurance are paid by the lessor. The evaluation will consider factors such as availability of suitable lease space, costs associated with relocating including physical move costs, tenant improvement replication, telecommunication infrastructure, and non-productive agency downtime. Responses to this pre-solicitation notice are due by July 10, 2025.
This opportunity does not utilize any set-aside designations and no incumbent contractors or current service providers are identified in the notice. No specific award values or budget ranges are disclosed at this pre-solicitation stage. The lease structure includes a firm term of one year with government termination rights after the first year, and the total lease duration cannot exceed 20 years. The substantial space requirement of up to 150,000 square feet suggests this is a significant relocation or consolidation effort for the Army Corps of Engineers operations. The requirement for force protection compliance and the substantial parking allocation indicate this facility will house a considerable number of government personnel and operations.
