About this opportunity
The Department of Veterans Affairs Veterans Health Administration, Veterans Integrated Service Network 5, is seeking to lease clinical-based outpatient center space in Ronceverte, West Virginia. The VA currently occupies 5,000 rentable square feet in a medical building under an existing lease expiring May 2, 2027, and is soliciting alternative space proposals that may be more economically advantageous. The required space must be ADA compliant and include 40 on-site parking spaces, with preference given to first-floor contiguous space but non-contiguous and multi-floor options with working elevators will be considered if fully accessible. The government will evaluate proposals based on space availability, cost-effectiveness, and the expenses associated with relocation, including physical move costs, tenant improvement replication, telecommunication infrastructure, and potential agency downtime. Interested property owners, brokers, and legal representatives must submit proposals via email by 3:00 PM EST on April 8, 2026, providing specific property information, photographs, space layout, location details, and approximate price-per-square-foot pricing.
No set-aside designations apply to this lease opportunity. The space requirement is fixed at 5,000 rentable and net usable square feet with a delineated geographic area centered on Ronceverte, West Virginia, bounded by Interstate 64, Route 219, and the Greenbrier River. The proposed lease structure includes a 10-year full term with a 5-year firm term, and occupancy is required by May 2, 2027. This is a pre-solicitation notice, meaning a formal Request for Lease Proposal may be issued at a later date, and the notice does not constitute an actual solicitation or request for proposals at this time. Specific budget information or award values are not disclosed in this pre-solicitation notice, as the VA is in the preliminary information-gathering phase to assess market availability before issuing formal solicitation documents.
