About this opportunity

The National Park Service (NPS) is seeking expressions of interest for the Kettle Falls Hotel, villas, and associated structures within Voyageurs National Park, located on the east end of Rainy Lake in Minnesota. The opportunity involves managing multiple facilities, including a historic hotel built in 1910, 12 guest rooms, three villas, four camper cabins, marina services, boat rentals, retail operations, restaurant, and bar. Interested parties must submit a 15-page response by June 30, 2025, demonstrating how their proposed concept supports the park's purpose and aligns with NPS preservation and visitor experience goals. A mandatory site visit is scheduled for May 21, 2025, with advance registration required, limited to two attendees per interested company. The NPS is targeting a long-term concession contract or lease beginning in January 2027, with potential term lengths ranging from 10-60 years.

The pre-solicitation notice does not indicate any specific set-aside designations for the contract. The site is uniquely accessible only by boat or float plane, which may present operational challenges for potential bidders. The park experiences peak visitation during summer months (June-August), with annual recreational visitation ranging between 199,030-263,091 visitors in recent years. While no specific award value is mentioned, the comprehensive nature of the facilities suggests a significant potential revenue opportunity for the selected operator. Interested parties can obtain additional information by contacting Tracy Simmons, Commercial Services Chief, at (402)661-1750 or miranda_challeen@nps.gov, with the full request for expressions of interest available on the park's website.
