About this opportunity
The General Services Administration seeks to lease 20,420 to 20,500 assignable square feet of office space in Charlotte, North Carolina, with expressions of interest due June 1, 2026, for a 15-year term (10-year firm term) and estimated occupancy October 1, 2027. This is a straightforward commercial lease procurement with no set-aside.
The space must be contiguous on no more than two consecutive floors, located on the 2nd floor or higher but not the top floor, within a delineated area bounded by I-277 (north), US Route 74 (east), Highway 51 (south), and I-77 to I-485 (west). The building cannot house a childcare center or school and cannot be situated in the 1-percent-annual-chance floodplain. The space must include a loading dock and freight elevator, 48 structured reserved parking spaces, and be fully serviced. All space must comply with Government requirements for fire safety, accessibility, seismic, and sustainability standards. Buildings are subject to risk and vulnerability assessment, with non-compliance potentially disqualifying the property.
GSA currently occupies 15,220 assignable square feet in an expiring lease and requires an additional 5,206 assignable square feet of expansion space. The Government will evaluate alternative space if economically advantageous.
Responses must include the building name and address, 1/8-inch scale drawing, proposed parking plan, available assignable square footage and rental rate per assignable square foot, Common Area Factors by floor, owner information, and written authorization from the owner's representative. Submit to Mary Harris, Lease Contracting Officer, at 445-895-7772 or mary.harris@gsa.gov. All offered properties must comply with Section 889 of the FY19 National Defense Authorization Act telecommunications prohibitions.
