About this opportunity

The United States Army Corps of Engineers, Nashville District (USACE-LRN) is seeking to lease Class A/B office space in Nashville, Tennessee's Central Business District. The solicitation requires a minimum of 95,000 rentable square feet of contiguous, fully serviced space that can be customized or built to suit government needs and force protection security requirements. This procurement is currently in a beta testing phase to determine market interest and availability. The lease will be executed under Title 10 USC 2661 leasing authority, with a twenty-year term that includes a one-year firm term. While specific evaluation criteria are not detailed in the pre-solicitation notice, potential lessors will likely be assessed on their ability to meet space requirements, location specifications, and security standards. The solicitation was posted on May 2, 2025, with responses due by May 30, 2025, suggesting a relatively compressed timeline for potential offerors.

The pre-solicitation notice does not indicate any specific set-aside designations, meaning the opportunity appears open to all qualified commercial real estate providers. The geographical boundaries for the office space are defined by a delineated area map that includes central Nashville and surrounding neighborhoods, bounded by Highway 155, Briley Parkway, Highway 255, and Harding Place. While no specific budget range is mentioned, the size and duration of the lease suggest a significant long-term real estate commitment. The current USACE Nashville District is located in the Estes Kefauver Federal Building, and they are seeking a new location that can accommodate their operational requirements. The solicitation falls under NAICS Category 5311 (Lessors of Real Estate) and PSC Category X1AA (Lease/Rental of Office Buildings), indicating a standard commercial real estate procurement process for a federal agency.
