About this opportunity

The U.S. Army Corps of Engineers Engineering District in Kansas City is seeking to lease approximately 2,000 square feet of nonresidential office space in Springfield, Missouri, to replace an expiring current lease. The agency will evaluate potential alternative spaces based on economic advantages, considering factors such as relocation costs, tenant improvement expenses, telecommunication infrastructure, and potential agency downtime. The procurement will follow the General Services Administration (GSA) leasing protocols, with interested lessors required to submit information directly to Realty Specialist Rick Randle via email at Ricky.Randle@usace.army.mil or by phone at 816-389-3933. The pre-solicitation notice was posted on May 1, 2025, with responses due by May 6, 2025, indicating a tight timeline for potential lessors to express interest. The opportunity is categorized under NAICS code 53112 for Lessors of Nonresidential Buildings and does not have a specific set-aside designation.

The contract appears to be a standard government lease procurement without a predetermined maximum value explicitly stated in the notice. The agency has attached several key documents to support the solicitation, including general clauses, a sample floor plan, a recruiting lease form, and a rent proposal form, which suggests a comprehensive evaluation process. While specific budgetary details are not provided, the relatively small space requirement of 2,000 square feet implies this is likely a smaller-scale lease procurement. The attached exhibits, such as Exhibit E (Rent Proposal Form 1364) and Exhibit D (Sample Floor Plan), indicate that lessors will need to provide detailed space and pricing information. The opportunity is open to nonresidential building lessors who can meet the U.S. Army Corps of Engineers' specific space and infrastructure requirements in the Springfield, Missouri area.

Notice text

The US Government currently occupies office and related space in a building under lease in Springfield, MO that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The amount of square footage needed is approximately 2,000 square feet. Information should be sent to Realty Specialist Rick Randle, at Ricky.Randle@usace.army.mil, 816-389-3933.
